Todays Earth Day. For me this is a chance to reflect on how proud I am to be working with the Builders, and Lenders we work with. From innovative schemes such as Barratt Developments plc Gen Z house, to Vistry Group's commitment to new technology in their homes, as well as their focus on improving the waste their sites produce (which I learnt about on Saturday), and the initial conversations I've been having about an entirely carbon neutral site. As an industry, the new build sector is leading the charge in showing their commitment to building the new homes we so badly need, in the best way they can. And whilst it's not perfect, it really feels that everyone is pulling in the right direction. A lot of the new technologies going into homes (newbuild and older) such as solar panels, air source heat pumps, and charging plugs wouldn't be possible without new build support, investment, and trialling a lot of this tech to ensure it is suitable for market This is supported more and more by the Mortgage Industry with lenders such as Leeds Building Society recognising that in new homes energy bills are lower, so allowing increased affordability, Skipton Building Society for Intermediaries providing free EPC's for all clients to support retrofitting, and most recently Halifax offering clients who buy green homes £1000 cash back, to name but a few. And all of this comes from teamwork and us working as an industry to improve things (and builders recommending a good newbuild broker such as Acumen Mortgages sharing their knowledge with clients to make sure they get the green deals they are entitled too 😉). #earthday

The recently updated HUD/USDA energy standard will soon require new federally supported, affordable apartments and condos to meet the 2021 IECC or ASHRAE 90.1-2019. This will affect about one in five multifamily units built nationwide, and a possible FHFA energy standard could widen the impact even more. With this update raising the bar, it also raises a question: will developers just barely get over it - or will they make a giant leap toward zero-energy buildings? There’s two separate issues in this “discussion” (rant by builders) on increasing costs to comply with new National Building Code/s. There’s two clear issues, energy efficiency *and* disability access. There’s a few other issues to minimise risk (esp water damage). Looking at the Energy Efficiency the claimed average $58,000 extra seems really cheap over the life of a mortgage, let alone over the life of the property! Money spent on Energy Efficiency does two things … lowers cost of living expenses AND increases the property value at resale. We really need to get more public discussions about this, and crucially research and data that demonstrates this. It doesn’t help that Energy Efficiency, the presence or not of CER, is not included in current property valuations. The missing piece of the puzzle is held imho in the hands of the banks and mortgage providers … they really need to step up and deliver for the Community (and their own balance sheet and ESG standards)!
