Challenging electric service coordination/ ruling. This project consists of 2 buildings with shared open space between. Due to the shared space, Con Ed originally ruled this as a premise (meaning it is one building) and wanted to bring electric service into 1 building and then the owner would have to extend the electric service to the 2nd building. It is very costly to run the electrical like that due to voltage drop requiring larger feeders. In this case there was an existing underground sewer easement between the buildings that extended into the street. This could not be crossed which meant extending the electrical became almost impossible - I think an elevated concrete encased ductbank at 15' may have worked but I feared for the Architect's and Owner's sanity if that were to happen. The solution - a tenacious developer working alongside their engineer to eventually get Con Ed to provide 2 vault services, one for each building. Not a cheap solution, but the right solution.

Construction of the Causeway Pedestrian and Cyclist Bridges is progressing well, with the first module installed for the bridge connecting Victoria Park and Heirisson Island. 🚴🏽 Bridge module deliveries are continuing for the next phase of construction. Taking place downstream of the heritage-listed Causeway Bridge, the bridges will provide improved access across the Swan River for those riding, walking, or wheeling. When completed, the cable-stayed bridges will provide a six-metre-wide shared path, creating a safer connection for people walking and riding from the Perth CBD to Victoria Park. Currently more than 1,400 cyclists and 1,900 pedestrians use the two-metre-wide Causeway path each day. Main Roads Western Australia

Here is an excellent analysis of Steamboat Springs housing market by respected development and economic consulting firm RCLCO. The title of the excerpt is Defining The Problem. Takeaways? 2,100 jobs created from 2014-2019 which is demand for 1,135 units of housing. Total produced in that timeframe- 34 new ownership units for locals and 4 new rental units for locals.
