Nice clip about modular construction by Jamie Leventhal of The Wall Street Journal. She highlights the opportunity and challenges facing the modular and off site construction industry. As a developer who builds communities, not houses, I’ve spent the last three years learning and talking to companies about strategic partnerships. Still so much to learn, but here are a few takeaways: 👷♀️KISS Priciple - A veteran in the industry shared with me that he’d take “four people and a forklift over a robot any day.” Sometimes technology is more costly and more complicated. 🏭 Small Micro facilities closer to the sites offer more opportunity for success than massive production factories. 👫Integrating offsite construction deeper into the industry, especially housing, will require strategic partnerships and integrated teams. It also needs collective industry understanding. I’ve spoken to so many modular and prefab companies that say they’re a technology company, when I think they’re a building components company. Side note: DPR Construction has a related company (Digital Building Components) that is doing some really cool work out of Arizona for hospitals and hotels. In construction t's not even a fair fight. Time v. Money. I have observed a shift in construction. From a focus on time and efficiency to almost exclusively on money. This focus on money has slowed the process and created hesitation. This waste of time ends up costing more money than is ever saved. Time is the one commodity that we can not reproduce. Time is our most valuable resource and needs to be treated as such. There must be a sense of urgency from the laborer to the design team. "I was on a high-profile project several years ago, with a very tight timeline. The GC understood their role, the value of time, and how to leverage urgency. They understood that since the majority of the work in this rehab was millwork and their biggest bottleneck would be red-lines and the design team. Their creative solution: Lock the design team, architects, and millwork manufacturer in a conference room onsite until all drawings were approved. They had clearly communicated the urgency and their creativity was rewarded with fully approved millwork drawings within 48 hours. Sure it cost the GC several catered meals but, the millwork manufacturer was able to begin production immediately. All timelines were easily met because time and efficiency were the focus. This sense of urgency must translate to efficiency not solely pressure. A focus on efficiency leads to proper trade education and safety training. A focus on proper trade education and training leads to GCs planning not policing projects. A focus on planning and the bigger picture leads to creativity. I could go on and on about the benefits of being efficiency-focused. It's even one of the three tenets of Retrocraft Woodworks because I have seen firsthand the benefits. Two things 👇 1️⃣ Construction is misunderstood and underappreciated by the general population which has, no doubt, affected employment and interest in the trades and office roles. Most people simply do not know how rewarding construction can be and its importance to society. 2️⃣ We tend to treat each other like shit. Don’t get me wrong, there are great people out there. But largely there is a culture of “not my scope, not my problem” and general lack of respect and trust for others at all levels of organizations. So what can we do about it? Share your successes, highlight the good things about the industry, be proud of the projects you’ve built. But above all, just be nice to people and expect them to be nice in return.
