Rafael Lelcaj joins TLX in the capacity of leasing agent at several of our portfolio properties such as Soyo Lofts, Mercantile Lofts and our boutique listings. Mark Exantus & Jimmy Lelcaj join TLX at The Magellan for the lease up which is well underway! Nancy Ogilvie joins our team as our marketing coordinator for Sylvan Woods, our first NJ project!

#Multifamily leasing is far too often done by the wrong people. On most sites, you've got entry-level "assistant property managers" who really just want to be full managers someday. They may have a great personality and other nice traits. BUT They don't truly want to be a salesperson, accountable for closing leases. AND They are not given the time for training and practicing the craft, or an effective process to follow. I've heard it said time and time again - find a property manager with a "good personality" and make them responsible for leasing. A "GOOD PERSONALITY" does NOT make a good leasing agent. Leasing a SALES job. 1️⃣ First - The role calls for a person who truly wants to be in sales. 2️⃣ Second - Sales is a skill that can be taught and learned. It's all about the habits and systems, not their personality. Sure some personality types may be naturally oriented to sales, but they still have to be enthusiastic about it and want to learn the craft. From my experience coaching, mentoring, and leading 100's of leasing professionals over the last 20 years, I assure you the range of personalities of successful apartment leasing professionals couldn't be wider. What's key is that the leasing pro wants to be in "sales". They need to be enthusiastic about sales. Learning sales. Practicing sales. Getting better at sales - NOT doing "part-time" leasing while working on property operations as an assistant property manager. Leasing shouldn't be an entry-level job for a wannabe property manager - even if they have a "great personality". Leasing acts like the initial spark in the rental property world. Leasing agents are like salespeople, actively finding qualified tenants to fill vacancies. They'll advertise the property, conduct tours for interested applicants, screen them thoroughly (credit checks, references), negotiate lease agreements, and collect security deposits. Once a tenant signs on the dotted line, leasing's job is done.
