Asset Director/Regional Manager or Property Manager. What’s your choice and why?
It’s interesting how asset directors and regional managers in multifamily housing often say they wouldn’t want to be property managers, and vice versa. Each role comes with its own set of challenges and responsibilities. Asset directors deal with the broader financial strategies, large-scale decision-making, and portfolio management, while property managers face the daily operational demands and more direct interaction with residents and staff. Both roles require a unique skill set, and it’s a reflection of how people gravitate toward the aspects of the business that align with their strengths or interests.
I’m asked on the regular, “Don’t you want to be an Asset Director/Regional Manager?” Honestly…I’ve never been an Asset Director/Regional Manager and I’m not sure.
It sounds challenging and a bit terrifying but is this just the perception I’ve acquired from a “green” mind? I’m not sure.

One of the many benefits of in-house property management is risk-mitigation.
When building out additional lines of business, businesses can choose to focus on creating a profit center or a risk-mitigation strategy.
For our management company, our focus is on the latter. Through vertical integration, we believe we can achieve better tenant satisfaction and retention which will allow for more consistent operations.
We also have better visibility into our operations and are better able to avoid being blindsided by a problem only becoming apparent in a monthly or quarterly report later down the line.

While I don’t self-manage the large apartment communities we own, my early background as a self-managing landlord does inform my role as an asset manager working with a 3rd party day-to-day property manager.
While asset managers generally don’t get into the weeds of day-to-day management, prior experience in doing so will make you a better asset manager in dealing with your property manager.
Some lessons are best learned directly at a smaller scale when the related risk is at a smaller scale.
Whether you’re managing 5 apartment units or 100, many of the potential issues that may arise are the same, albeit the scale is different.
When self-managing real estate small rental properties you’ll deal with:
1. Evaluating prospective tenants
2. Problematic tenants
3. Problematic service providers
4. Unexpected and untimely required repairs
5. Market cycles - up and down
When embarking on my journey of large scale multifamily real estate investing and ownership, I decided to invest in becoming a Certified Apartment Manager (CAM).
While I didn’t plan on managing these investments, I knew becoming a CAM would give me a deeper insight into what’s expected of the best property managers.
