Unlike a number of other service delivery industries, #stratamanagement doesn’t consist of a single revenue stream between client and operator. This point of difference can often be confusing or a source of frustration for an owner or committee. Re: the ubiquitous, ‘can we have a single all-in fee please?’ Usually this is because not enough consideration has been given to WHY there is a base, retainer-style management fee and then a wide-range of ‘as requested’ or ‘as incurred’ additional services. Oddly, it’s a long established billing model for every other specialist professional role - lawyer, accountant, financial planner etc. So why this fee structure? Uncertainty. If at peak periods of activity and engagement, the cost to sustainably deliver quality strata management is a pro-rata’d rate of $1,200 per lot per annum, then how readily does the client accept paying this when it is NOT play and all is well? All-in fees don’t work in strata unless one is clairvoyant to an alarming degree. There will be periods of high activity and periods when the status quo is settled. Strata management servicing is a specialist field - just look at the damage when it’s done badly or cheaply. It’s not a commodity. Yes, specific actions like sending levies are now automated, but that’s not the ‘management’, per se. Nobody knows when you need to ramp up to $1,200 per lot servicing rate or conversely how long the quiet $500 per lot servicing period will last. The fee model HAS to be flexible. And the industry MUST be willing to embrace it. Service Charge vs Management Fee - What is the difference? 📣 When it comes to owning a property, there is often a misconception that service charges are profit making and / or relate to the expected 'service' element provided by the managing agent. Management fees form a small percentage of the service charge that residents pay. The majority of this cost is used to run and maintain the building and communal areas, and is based on the actual costs incurred. The management fee, which is a fixed fee per annum, is a small percentage of the service charge and that goes directly to the managing agent. No matter whether a service charge is £3,000 or £6,000 (per annum) the management fee stays the same. Meaning, the managing agent does not actually benefit from service charge increases.
