People laugh when I explain my LinkedIn strategy, but it’s been my secret weapon since day one. When I started selling to dealers my first commission check bounced. I figured I’d need a plan B, so I used LinkedIn to connect with Tampa dealers. Thinking these will be good people to know for my next job search. Then I closed a few Tampa dealers from these new connections. I then repeated same process for Miami. Then Jacksonville. These 3 markets got us over 100 dealers. Why’d I focus on these cities? They have NFL teams. Then I went up east coast leveraging dealers in NFL markets. Big markets. Big budgets. Today I call this my beachhead strategy. Concentrate your forces to establish a beachhead in a great market. Then land and expand.

I recently read an article in CNN around professional sports teams continuing to capitalize on real estate following Super Bowl LVIII. This is something I’ve been thinking about for a while now as teams have moved to Las Vegas. The gameday experience is no longer the sole revenue generator. Savvy team owners recognize the long-term benefits of mixed-use developments featuring housing, restaurants and more around their stadiums. Sports' popularity and teams' market power make them attractive partners for state and local governments. These partnerships often involve public funding and incentives to create sports-anchored developments, with the promise of community revitalization. While the trend of sports-anchored real estate projects seems to be gaining momentum, the conversation around funding and its impact on local residents is likely to evolve. I’m hopeful that increased job opportunities will help. #RealEstate

Practice….Train….Practice….Train Almost every level of sports practice and train. Pros practice, college practice, K-12 practice. Hell, my son is 5 years old and learning to play hockey. He practices every week. The only leagues that I'm aware of that don't practice are rec leagues and beer leagues. When I show up to some beer league hockey game for myself or a rec league basketball game, I am relying on skills I learned years ago to hopefully get me a goal or basket. I’m rusty. I’m out of touch. Sales isn’t a rec league or beer league. We are Sales Professionals and we need to constantly train and practice no matter how many cars you’ve sold and how long you’ve been in the business. Why do some sales associates feel like they don’t need to practice. Why do they feel like they can just wing it when they are with a customer. A former Manager of mine once told me ‘just practice those word tracks with customers. You may screw some up and mess the deal up, but it will help you learn for the next one’. Thankfully I did not pay attention to that awful advise. We don’t show up every day to sell cars. We show up to provide great buying experiences for our customers and help them throughout their buying process. When we have a customer in front of us, that is NOT the time to practice. That is game time.
