We are having such a good week. Many thanks to Grant Anderson from Cameron and Ross for giving us a chance to show, what Attic Beams can do to pull a project back under budget, while eliminating all of the steelwork from a project. But that's not even the big win from this week. That project lead to another chance to shine and that's the exciting part, the momentum building, the projects coming back to life, the contractors finding a new cheaper, faster way to convert lofts. When you’ve got a big “E Class” site (100mm Ys+) there’s only a couple of options… dig beams down close to 1m deep at 3-4m spacing, double stack waffle pods (🫣) or utilise Biax Foundations large pod - the Biax 500! Not only Yellowwood Building Group’s first Biax slab but the team from Lucrete Concreting’s first also. I was on-site to assist and guide them how the Biax system goes together with the Auschairs and large Keystones… safe to say the team on-site loved it, safe and stable to walk across, easy to layout and clip together, no chairing and a really neat finish with no mess to clean up👌🏼 With engineering completed by Morgan Consulting Engineers Pty Ltd and the steel and Biax components provided by AUSREO the team on-site had everything they needed to get the job done well ☺️ Matt R. Precast design synergies benefit everyone on the project! (Just ask anyone attending the 2024 Precast Show in Denver, CO! 🤣) Faster installation and fewer required crew members results in a better scheudle and better safety outcomes. Clean, organized, installation can be done quickly without "rushing it" improving safety culture. Precast arrives on trucks eliminating the need for extensive on-site storage. Precast can be erected from the footprint of the building "walking off" as the building is assembled thus reducing the area needed on site for equipment access. Reaume Richardson took a risk with new materials while anticipating and having the diligence to train their team, in order to also perform the installation themselves. I love development, it is not easy. Yet exciting and hopeful to see firms such as Reaume Richardson doing what they do best, innovation. Even better when it yields good results, financial savings for feasibility. Innovators take on risks others are too afraid of pursuing. We need innovators for construction, CRE, and revitalization. Urbanism done well.
Construction costs are up and we are continually questioning how we can avoid unnecessary costs for our partners. One area that we give special attention to are new materials or construction processes. Although they have the potential to ultimately reduce costs through efficiently, anytime a new process or material hits the market, there is the danger of inflated subcontractor costs, not through opportunistic pricing, however through the required learning curve and tendency for buffer pricing. For a past project, the Koning Eizenberg Architecture, Inc. team specced a new TAKTL, LLC facade at the AKA residencies in Beverly Hills. We couldn't get subcontractor pricing that we felt acceptable and decided to train our team and ultimately self perform the installation. The end result was a 90K+ saving for the owner, and another opportunity to invest in our team's skills and growth. Pictured; The entry facade and installed Taktl panels at the AKA Beverly Hills.
