One significant change in our current underwriting process compared to our standard process is the exit cap rate. This topic is quite controversial as conventional wisdom suggests expanding the exit cap rate from entry by around 10 basis points per year or a flat 50 to 100 basis points, depending on your level of conservatism. While I agree with this approach, the expansion should be based on where the market is, not your entry cap rate. It's essential not to underwrite a more aggressive exit cap rate just because you're entering at a more aggressive cap rate.
