Respect and take care of your broker relationships! This is real estate 101 and lack of this principal is quickest way to spot a novice, bad actor, or at minimum, someone who lacks knowledge of this part of the biz. When I had my little development co, I used to go to ICSC trade shows. I'd hand these out to brokers I'd meet in hopes they'd bring me off-market deal flow. Virtually everything we did back then was sourced off market. We always respected our brokers - treated them very well. The truth is I was never confident enough in my construction pricing to make the underwriting work unless I was getting what I felt was a GREAT buy, providing big margin for error. These always came off markets from our best brokers. I’m always in disbelief when I hear investors or other talk poorly or disparagingly about brokers. By in large they are so hard working, eat what they kill, and tons of business savvy. I admire the heck out of anyone makes a living this way. They earn every dollar and more. I’m not sure sending $1 to anyone would work these days. But the principal still holds true. Be memorable, unique, and most importantly take care of your broker relationships. They are SOLID gold!

Now more than ever the biggest variable in getting tough deals approved is what broker you are working with. Most of us have access to sources with similar guidelines. Who is going to fight for your deals...Push back on underwriting and appeal decisions when the initial answer is no. Tell the story of why they will be successful, get financials when needed and let us get it approved. Our reputation is strong and our conversations and justification of purchase often times moves the needle. We don't have a magic wand, but we grind harder than the next guy. We understand that one deal can make your month, quarter or year and treat them as such.
