System Five, a 4energy group company, are proud to have been selected by Polyteck Group to be the incumbent service and maintenance provider for Dalston Works a 10-storey development in the London Borough of Hackney that contains 121 residential apartments (privately owned, shared ownership and social rent properties), retail and restaurant space and an integrated flexible workspace. The team that created this award winning project included XCO2, PJCE Civil and Structural Engineers and Ramboll for end client Regal Homes. Built in 2017 on a neglected brownfield site Dalston Works has sustainability at the core of its design which was created by Waugh Thistleton Architects using cross-laminated timber (CLT) which is significantly less carbon-intensive than concrete or steel. For example, Dalston Works weighs a fifth of a concrete building of its size, which reduced the number of deliveries required during construction by 80 per cent. Amongst the many benefits of CLT is wood’s superior thermal insulation qualities, it can save heating and cooling expenses and increase building energy efficiency. Engineers from System Five’s Service team will visit Dalston Works at least twice a year to ensure that their Trend Control Systems based BEMS is operating at peak efficiency. Airtight construction in Australia - what architects need to know Part1: It is great to see that the latest Australian construction code NCC2022 is talking about topics like air barriers, airtightness, limiting unintended air in/ex-filtration and door blower testing. Airtightness is an important step to increase occupant comfort and reduce energy losses and condensation risk. Buuuuuuut ....the NCC2022 targets for building envelope sealing (10ACH @ 50Pa) have NOT been raised at all. Compared with international best practice, that`s still embarrassingly low. Precious heat/cool energy is wasted with such leaky buildings. There is room for improvement! Dare to be better than code. Don`t be discouraged to by disbelievers or the uninformed. One should not be under the illusion that a building is ever 100% airtight. We do not need to build spaceships for use in outer space. The Passivhaus Standard targets an appropriate and achievable level of airtightness of 0.6ACH @50Pa.

Construction is now underway at the former Bellgrove Hotel in Glasgow's East End. Led by CCG on behalf of Wheatley Group, the former 1930s B-listed Bellgrove Hotel in the Gallowgate is being transformed into 14 mid-market rent homes, with a further 56 new build flats constructed on adjoining land.
