Don't provide a "quality" place to stay, instead provide a "unique" place. Nowadays, when potential guests are looking for a vacation home rental (Airbnb/Vrbo), they're looking for one of two things: A place large enough to house everyone under one roof.Something unique. An important note here. You can provide a unique place and have that be enough, I have a few units that are studio cabins or one-bedroom condos that crush it month in and month out. However, if you're going to provide a place designed for large groups, you must ALSO be unique if you desire to be profitable. If you only provide a large home, you will inevitably compete on price with every other vacation home in your area. But if your properties are unique, you shift the competition from price to personal preference which is a much better place to be. I don't like open floor-plan properties for short-term rentals. Why is that? 1) Open-floor plan houses sell for a premium but don't make the STR revenue significantly higher. 2) Having more rooms means more distinct spaces for amenities and additional bedrooms. Take our most recent property for example (in the picture). What could have been a kitchen and living / dining space as an open floor plan is now a game room, living room, bedroom, and dining room. 3) More rooms means more separate spaces for families. Our target demographic is families traveling together. They want their kids to do their thing in their own space -- not all in one room. What are the other upsides and downsides? I'll put the biggest downside I can think of in the comments.
