Illegal eviction is the process in which a landlord would resort to harassment or other illegal actions in order to skip the long and expensive procedures that come when they want a tenant out of the property. Examples of this could be if they have changed or threatened to change the locks, thrown or threatened to throw your belongings onto the street, and/or cut off or threatened to cut off the gas and/or electricity. If you believe that your landlord is committing illegal actions in order for you to leave, it is vital that you seek legal advice immediately and a claim against your landlord will be made. What is ‘conveyancing’? This is the legal term of transferring the ownership of a property. It encompasses the exchange of money, and checks to ensure everything about the process is correct from a legal perspective. This is normally done by your solicitor. #megansaunders #bayleys #aucklandrealestate #hobsonville #whenuapai #massey #henderson #westgate #realestate #sellmyhome #altogetherbetter

A property title search requires a lot of time and attention to detail. The searcher examines public records to confirm a property’s rightful, legal owner. 🔍 A title search should also reveal any claims or liens against a property that may affect purchasing it. I get specialist contractors paid and get them the respect they deserve from main contractors ✅ Dispute resolution & Contract Coaching ✅ DM me today and change everything!
Interesting decision. What strikes me is the Construction Act / Order was enacted to stabilise cashflow in the industry. That is why in my opinion all decisions should be legally binding and payment made before any further action follows. To try and stay a decision when non-payment by the paying party could be a contributing factor is in my mind unconscionable. Any thoughts? #adjudication #justice #cashflow

Defending Landlords & Letting Agents against Council and Tenant Enforcement | HMO & Selective Licensing & Property Strategist |
Property Licensing Conditions 31 and Self Incrimination. Property licensing Selective and HMO licensing. Continuing on the subject of seeking professional advice, It is essential that you seek independent professional advice on your licensing matters no matter what you do. Calling the local housing authority for advice is the most common way for a landlord to self-incriminate or to alert them to an offence being committed that they may not be aware of. I am not condoning committing criminal offences I'm not convert zoning, committing housing offences. What I am saying is to be sensible and be sure that you seek advice from somebody who can advise you so that the steps that you take are done in an order that will limit the damage to you the issues you will face and the investigations you will need to go through. Often the licence application process is simple enough so not complicate it. Knowing what you are doing will be key. #property #landlords #propertylicensing Des Taylor Principal Consultant - Housing Enforcement in the Private Rented Sector. Veteran | Delivering bespoke websites and ongoing support to SMEs and military veteran business owners.
Hi all, I'm after any recommendation or steers that anyone can think of (probably to a commercial solicitor I should think). A client of mine has just received a revised yearly service charge bill on the property it occupies, giving a circa 100% increase (currently circa £10k increasing to circa £20k) with apparently very little to justify this. There's a very real risk this increase would put them out of business. Any recommendations for commercial solicitors etc he might have a consultation with to discuss his options would be very much appreciated, and I'll pass them on him. #solicitor #solicitors #legaladvice

The voice of the Conveyancer must be heard! Who has the most onerous role in a house sale/purchase? Conveyancers because they have the ultimate responsibility and liability for legal title matters. Who are the people least likely to be consulted about major changes affecting the house sale process? Practising Conveyancers working at the coal face, who witness first-hand the problems with the process on a day-to-day basis. This has got to change! The self-defeating disregard of, and seemingly endless dumping of needless burdens on, property lawyers has got to stop. #conveyancers #conveyancing #propertylawyers #housesales
