#CREF advisory board members Ben Rowe, Founder and Managing Partner of KHP Capital Partners, and Richard Stockton, President and CEO of Braemar Hotels & Resorts (BHR), discussed the impact of capital market shifts on hotel deals during the Americas Lodging Investment panel. Stockton noted a slowdown in deals last year, with only about 10% of marketed deals closing, largely due to opportunistic sellers holding out for higher valuations. However, he expects more deals this year as sellers become more realistic. Rowe highlighted a shift in focus towards distressed assets in leisure markets, where the cost of capital has affected valuations, making entry points more attractive. I want to extend my heartfelt gratitude to everyone who has been part of our extraordinary journey at Paragon Properties. It's been a little quiet on my end on LinkedIn for the first few months of 2024, but rest assured, it's been far from quiet behind the scenes. From our humble beginnings with just two people in a small 400 sqft office to now being a dynamic group of four companies with our HQ based in Dubai taking on a full floor of 6500 sqft, as well as our first franchise office based on Marjan Island, Ras Al Khaimah, it's been an incredible journey of evolution and growth from where we have come from to where we are today, all without any investors or capital injections, working solely on company income. But we're not stopping there. In fact, we're gearing up for an even more exciting chapter ahead. As part of our commitment to continuous improvement and staying ahead of the curve, we'll be undergoing a full branding and digital revamp. This revamp isn't just about a fresh coat of paint. In the UK, c.£1.7bn of hotels were transacted in Q1 2024, representing a 138% increase from Q1 2023, as per C&W, whilst CBRE’s 2024 European Hotel Investor Intentions survey revealed that 70% of investors plan to increase capital allocation to the sector. The luxury hotel segment has also been particularly attractive to investors, as reflected in the following transactions announced in April: ·  Archer Hotel Capital’s €260m acquisition of the Shelbourne Hotel Dublin ·  Trinity Investments, UBS & Oaktree’s acquisition of the Park Hyatt Zurich ·  Gruppo Statuto’s €145m purchase of the Hotel de Rome in Berlin A key trend highly noticeable in this month’s activity is large hotel groups strategically utilising their balance sheets to secure conversions of portfolios of independent hotels into their brands.
