The Autumn market is now in full swing, with some exciting new properties entering the market often quietly. For those best in class properties at the higher levels, the vast majority will transact off-market so having representation is critical. An interesting snapshot of the Prime Central London property market this week, and certainly a reflection of how things have felt 'on the ground'. Most interesting to me is the difference in supply (up by 24% this week) and transaction levels (down by 58% year on year), further reinforcing the narrative that there is still a distinct lack of quality. Spotting Gold in London's Property Market: Act Fast, Act Smart! I understand that there's a fair amount of skepticism in today's London property market. However, true 'Below Market Value' deals are still out there! As a property professional with over 15 years of experience, I make it my priority to carefully vet opportunities before sharing them with my network and clients. Good deals don't come by often, but when they do, one needs to act fast and act smart. Just last week, I shared a fantastic opportunity: a three-bedroom apartment overlooking Hyde Park, located on the first floor in a prime area just minutes from Park Lane, Mayfair. The property was in receivership and offered at £900K. Today, it sold for over a million. This is a prime example of why it's essential to seize good deals when they arise. 🌳 They say the best time to plant a tree was 20 years ago. The second best time is now. In essence, it is a call to action, a reminder not to wait indefinitely for circumstances that may never be perfect. It also emphasises the potential long-term benefits of such actions. According to the latest UK House Price Index, the average property price in London in October 2023 was £515,504. In October 2003, the average was £214,608. I had just entered my teens 20 years ago, but in March this year, I will have owned my first property for three years. That’s three years of building equity and benefiting from market growth (later phases of the same development are selling for more now). However, many people delay despite having the desire and financial capability. They spend years procrastinating due to gaps in their knowledge, overwhelm at the number of options being marketed to them or they’re just waiting for the “perfect” time. It’s a natural response to delay in the face of large decisions. Part of the solution lies in being crystal clear with what you want, your reasons for purchasing and your financial limits. Engage with experts who are experienced in the market you want to buy in, as well as those who have already bought. And accept that at some point you need to take action, however small, in the direction you want to go. After all, the best time may have been earlier, but the next best is now. #LondonProperty #Growth

Hot off the press - Knight Frank’s January 2024 report. Knight Frank predicts a 3% rise in the average price of a property in the UK and 20.5% cumulative growth over the next five years. Interestingly, though, the company expects prime central London prices to grow less than the rest of the UK. In fact, it’s widely expected that regional cities such as Birmingham, Manchester, and Nottingham, to name a few, will outperform the rest of the UK (at 20.5%). While it’s difficult to accurately predict the future, the fundamentals of UK property have and will continue to make it one of the most stable asset classes in the world.
