Simple math for you. What is bigger $55 or $0.52? Millionaires were millionaires before they had a million dollars in the bank. Here’s what I mean by this, they had the mindset of a millionaire way before they had the physical money. They changed the way they ate, slept, walked, talked, thought, and everything else. They changed who they put themselves around. They got around more successful people, they changed the content they consumed, and then changed the actions they took little by little. It wasn’t overnight, it took time depending on how much reprogramming they had to do and you can do it too if that’s what you want. Count how many hours you are awake in a day, let’s say it’s 6am-11pm that’s 17 hours awake. How are you spending those 17 hours? Could you tell me hour for hour what you’re doing? A millionaire could, they have everything scheduled out. Their plans guide them throughout the day to stay focused on their daily goals. Some of you are winging it every day, you’re working hard but you’re not tracking your actions well enough. And what you don’t track cannot be improved. I challenge you to get more focused on where you’re putting your attention throughout the day and what actions you’re taking. When you know exactly what you did every day last week you can then make improvements going into the next week. Yesterday it hit a high of 98 degress in Austin, Texas. Today it looks like the temperature will top out at 96 or 97. Having just moved to Austin in November 2023, so many people have said "Just wait until it gets hot, it is miserable." Even I've repeated something similar as we've spent the last month in the comfortable mid-Atlantic for personal and work reasons. We just got back to Austin yesterday and guess what I discovered when I took my dog Jackson out for a walk yesterday around 7:45pm? It wasn't bad. In fact, it was quite pleasant. Sure, it was still around 90 degrees, but there was a nice breeze and it felt good to be outside. I think the key is don't be reckless and decide you are going to do 2 hours of yardwork in the afternoon sun at 3pm or take your dog outside in the absolute worst heat of the day. Just be risk aware and smart about how you engage with the heat during the Austin summertime. That brings me to CRE and the continued constant chorus of "Regional banks are screwed because of CRE and are going to fail." More from some guy at Pimco this week and of course without any details to his thesis other than the oh-so-scary headline. Just a media soundbite that is so generic that it is unhelpful. Yes, if you are dumb enough to invest in single property CMBS in troubled areas/properties, you will be burned badly. If you made the terrible decision to go hog wild lending to older office buildings in central business districts of ailing areas like metro Chicago, Los Angeles, New York and numerous other large cities, yes that is going to bite you. The regional banks, by and large, aren't the ones with the big exposures there. I'll take multifamily exposure in Greenville, SC or office exposure in West Palm Beach, Florida or grocery anchored retail exposure in Northwestern, Arkansas all day, every day. This Pimco guy and others don't seem to get that yet. It is way too easy to make statements like "CRE is going to lead to a regional bank failure a week" as another talking head made recently without any material backup. It is much harder to say "CRE is not just one asset class, but actually numerous different asset classes with many varied types of properties, geographies and structures. And a whole lot of other financial institutions have bigger, far more dangerous CRE exposures than regional banks do." Just watch. It will play out that way and then the CRE "regional bank failure truthers" talking heads will just move on to whatever else is trending that week and forget all about their terrible, non-nuanced statements from late 2023/2024. And they will also probably still be saying "Austin is just too hot in the summer to enjoy it". #doyourwork #askhardquestions #dontbeabagholder

Preferreds are shining bright with a positive +5.08% return year to date*, reflecting the resilience of banks and insurance companies. 🏦 "𝑍𝑢𝑧𝑢’𝑠 𝑃𝑒𝑡𝑎𝑙𝑠, 𝑇ℎ𝑒𝑟𝑒 𝑇ℎ𝑒𝑦 𝐴𝑟𝑒!" Even small banks are basking in good health, signaling confidence in the sector after a rocky ride. 🏡 "𝐼 𝐴𝑚 𝑁𝑜𝑡 𝐷𝑟𝑖𝑛𝑘𝑖𝑛𝑔 𝑀𝑒𝑟𝑙𝑜𝑡!" Inflation may be persisting, putting pressure on investment grade strategies, but we're keeping a watchful eye on the economic plot twists. 🤖 "𝐶𝑢𝑡 𝑡ℎ𝑒 𝐹𝑒𝑑 𝐹𝑢𝑛𝑑𝑠 𝑅𝑎𝑡𝑒, 𝑃𝑙𝑒𝑎𝑠𝑒, 𝐻𝑎𝑙." Artificial intelligence is stealing the show, with FOMC members leaning towards a tightening bias, yet the plot thickens with data indicating a strong favor towards Fed hikes. 📉 "𝑌𝑜𝑢 𝑊𝑒𝑟𝑒 𝐼𝑛 𝐴 4𝐺, 𝐼𝑛𝑣𝑒𝑟𝑡𝑒𝑑 𝐷𝑖𝑣𝑒 𝑊𝑖𝑡ℎ 𝐴 𝑀𝑖𝑔-28?"
