The main focus so far has been laying down a rock-solid foundation. It might not be the most glamorous stage, but it’s crucial for everything else to come. Here’s what’s been happening: 🚧 Foundation and Piling: Progression on a deep foundation, with reinforced piling now complete across key areas. It’s all about ensuring stability from the ground up. 🏗️ Tower Cranes: If you’ve passed by, you may have noticed the third crane rising up. It’s fully operational, with a fourth on the way, helping move heavy materials more efficiently. 🧱 Waterproofing and Drainage: To keep the lower levels protected, waterproofing has been added and drainage systems. It’s the kind of work that may not be visible but makes all the difference in the building’s durability. What's Coming Next? With much of the groundwork wrapped up, progress is now focussed on the above-ground construction phase: 🛠️ Foundation Wrap-Up and Core Columns: Completion of the foundation work in the coming weeks and installing the first columns on the lower floors, officially marking the start of vertical construction. 🏢 Structure Taking Shape: Preparation of slip forms and core columns, and before long, Tranquillity Manchester will start to rise! 👉 With great buy-to-let rental returns, why not get in early and reserve today at Tranquillity, Manchester. Another spectacular rail and transportation project underway by SOM's Transportation Architecture practice. We are seeing more of these important projects types worldwide as we migrate to public transportation - some places much slower than others. In Asia Pacific we are seeing an acceleration in urban large-scale mixed-use developments which are railway and transport orientated developments.
Exciting news on the transformation of the iconic William H. Gray III 30th Street Station! We’ve kicked off construction on this landmark renovation project. “As the design-builder, we’ve worked with our design partner, Skidmore, Owings & Merrill (SOM), over the last nearly 30 months to thoughtfully develop a design and phased construction approach that will transform the station into a world-class transportation hub while minimizing disruptions to ongoing operations,” notes Shawn Carlin, senior vice president and Gilbane’s Philadelphia business leader. #BuiltbyGilbane #DesignBuild #PublicPrivatePartnership #GilbaneBuildsPhiladelphia

How are new construction homes affecting the market? 🤔🏡 We absolutely NEED more housing in Southern California. I see new construction growing rapidly like it is in Irvine. They're building up instead of out which minimizes the living space but it helps create more space to build 👷♀️ What are your thoughts on new construction? Let me know in the comments below 💬 - #Newconstruction #Realestate #OCrealestate #Californiahomes

Miami is undergoing a historic expansion in high rise condo construction with 44 high-rises currently under construction. Adding 15,066 multifamily units, office SF, and other uses to the market. This data only pertains to city boundaries. Construction is when piles are driven into the ground and foundation work begins. Demolition or site clearing is not counted as construction. Under construction high-rises with more than 12 floors in Miami’s city boundaries.

In Episode 6 of Sentinel Property Group CEO, Warren Ebert’s, interview with Catherine Cashmore’s Land Cycle Investor, he delves into the complexities of transforming office spaces into residential units. He highlights key issues such as unsuitable floor plates, lack of natural light, and high modification costs. Regulatory challenges and market realities further complicate these conversions, often making them financially unviable. Warren discusses why many projects stall despite numerous approvals and predicts that many outdated office buildings may face demolition due to unsustainable holding costs, including rates and land tax. “The changes that you have to do to modify them for residential… but then they’re still not built to purpose.”, he said. Tune in for an in-depth look at the future of urban redevelopment and the obstacles faced in repurposing buildings. #SentinelPropertyGroup #CommercialProperty #Investment #Urbanredevelopment #OfficeToResidential #PropertyConversion #CatherineCashmore #LandCycleInvestor #FutureOfCities #BuildingRepurposing #RealEstateInsights #UrbanPlanning #RealEstatePodcast #Commercial #Office #Residential #Development

Construction activity in Modesto has remained relatively stagnant over the past decade, with most projects focused on smaller buildings under 20,000 SF. Currently, a new courthouse project, totaling 360,000 SF, is underway, constituting just 3.9% of the market inventory. However, this project won't contribute to new availability in the market. Sales activity has also been modest, aligning with historical norms, with $29.4 million in total sales across 34 transactions. Despite this, recent sales have been notably smaller, with only two deals exceeding $2.5 million in total consideration. #realestate #realtor #commercialrealestate #commercialleasing

Development across the Boston area is slowing as high interest rates and inflation make builders more hesitant to start new projects. But when the next wave of development comes, it will notably not take place downtown, in the Seaport or even Back Bay. It’ll be in underutilized stretches of Dorchester and Somerville, and historically industrial tracts of Allston, Charlestown and South Boston.
Boston's newest mega-projects aren't downtown, nor in the Seaport - Boston Business Journal
