Today, I want to celebrate the end of an era as Graham Moor steps down as CEO of the Roofing Association of New Zealand. It’s hard to truly capture the depth of his contribution to our industry and the mark he’s left over so many years. Within my very first month in this role, Graham called just to let me know he was always there to lend an ear if I ever needed it – and I did. From advocacy challenges to life’s highs and lows, he has been one of my go-to’s for guidance, wisdom, and support. The role of an Association Executive can be challenging and, at times, lonely. But Graham has always answered the phone – without fail. He hasn’t just been a source of advice and strength; he’s become a mate who genuinely cares. Our association and the wider industry owe him a great deal, as he has consistently advocated for others whenever possible. Personally, I am so grateful for the friendship we’ve built. To step down after years of tireless service, knowing that you’ve made such a significant impact, is something that deserves true recognition. So I want to acknowledge you, Graham, on behalf of myself, SARNZ- Scaffolding, Access & Rigging NZ Inc. and the NZ Specialist Trade Contractors Federation, for your unwavering dedication, commitment to doing what’s right for the industry, and the bloody big heart you put into everything you do. “He aha te mea nui o te ao? Highlights the problems of quality control (QC). A QC system allows the defects to occur, then ordinarily it would capture the defects and prevent them from reaching the customer. The rework would occur and the customer receives the product compliant with the specifications. With building activity the customer is going to see the defects, and experience the hassle and aggravation of getting them fixed. With quality assurance (QA), as far as possible inspections are replaced by process design and continuous monitoring. If the process is going out off control, then the process is stopped and rectified. As far as is practical waste is minimised and the output is right the first time. Though as far as I can tell from many of these cases, process design for the fabrication and construction would not be possible because the product specification is incomplete. That is the biggest defect is before get to the workshop or construction site, as the trades are being left to complete code compliant design: when their primary task is to make it, not design it. If they are designing in process, and it needs to be code compliant then that part of the design has not been independently assessed and approved before being made: and that should not be acceptable. Whilst there maybe some trades not interested in following the specifications, there is still the issue as to whether it is possible to achieve that on the approved documents, especially if there has been no process design. Most trades appear to design the process as they are going, resulting in them bumping into problems which should have been fixed at the design stage. Its important to review the approved documents, and assess the practicality of fabrication and construction, and decide on incremental inspections or continuous monitoring, or tooling to get it right. If necessary produce additional drawings and work process instructions. Some times too many assumptions are made about the skills expect to be available compared to skills actually available.

Most people are surprised by the large number of subsidiaries Fletcher Building has.  I know the company is undeetaking a strategic review.  Here are my thoughts: (1) Spin off the NZ and Australian materials and resources business into a separate company.  This could be for cash, or for an in return for shares in the aquiring firm.   (3) Fletcher Building home and apartment construction. Retain minority stake in materials business to secure supply. (4) Separate Fletcher infrastructure business and seek long term strategic partners from Australian and global strategic partners. The main benefit of such a split into 3 parts is to allow each part to access capital, strategic partners and the abilitu aquire and use new methods and technology without producing it themselves.

Visitors to the development see this and are more likely to view it as a premium offering. This “halo effect” pushes up property values across the board, benefiting stakeholders. 4. Aligning with Modern Buyer Trends Today’s buyers and renters prioritize wellness, work-life balance, and environmental consciousness. Developments that incorporate community-building features—such as in-house cafés, fitness areas, or sustainable initiatives—align with these values. Such features don’t just cater to trends; they elevate the living experience, leading to stronger demand. 5. Better Investor Returns Ultimately, high demand and low turnover drive up property values and rental rates, offering higher yields for investors. A development with a thriving community is also more likely to weather market downturns, as the desirability of the lifestyle it offers provides a competitive edge.
