It's important to be familiar with the HMO regulations of different councils, as the rules often vary between local authorities. Having a working knowledge of the specific HMO policies in place for each council is crucial. The proposed floor plans involved converting a residential property into a 4-bedroom house in multiple occupation (HMO). The city council approved these plans as they are necessary for HMOs with less than 5 bedrooms when collaborating with providers who will ultimately become the final tenants. The main alteration to the current layout entailed dividing a portion of the existing living room to create an additional bedroom. These plans also facilitate the elimination of the load-bearing columns on both sides of the old living room to establish a spacious open kitchen and communal area. This effectively expanded the space, resulting in a large kitchen/lounge area, but it necessitated the reinforcement of a steel to replace the existing support in compliance with building regulations and the local council's HMO regulations department. Although not a small expense, this requirement had to be included as steel is not cheap and under most circumstances with other councils would have been necessary as the original columns could have stayed in place and we could have achieved a similar result.
