When do I need a surveyor? So many instances, but I'll talk about a few... - When getting a Land. When getting land, it's very important you get a surveyor that you trust to check out the land. This is to ensure that the quantity of land on the site plan you've been shown matches the quantity of land on the ground. So, to avoid stories of getting lands and later start having issues of them not matching what's on ground, it's safe to have a surveyor sort that out for you. -In a case where either some of your beacons are missing and one of your neighbors is trying to get a part of your land. Beacons can be missing for different reasons. It could be that it was too old and got broken, destroyed by a tractor(maybe during the creation of roads and all), etc. At this point, you need a surveyor to simply reconstitute your missing beacons. Someone might be wondering... But, I know where my beacon was, can't I just go and replace it myself? What's the degree of accuracy of your action? What if you end up giving out your land or entering another person's land by just some centimeters or metres and he or she later finds out? They'd find it hard to believe that it was an "honest" mistake and not you trying to ste@l from them. We all know how serious people take land matters around here... What will it be? Get a surveyor to reconstitute with precision or get it done yourself and risk the aforementioned and more? -When selling a land. As much as it is important to get a surveyor when buying, it's important that the seller is also comfortable with this person. This is to ensure that your land is not taken beyond what it was paid for. -When getting a land again Surveyors deal with so many lands and can advise you on different lands, price range of lands within certain localities, help you avoid lands that have either been sold to multiple persons or mortgaged. To avoid potential pitfalls, it's vital to know what to look for during site inspections. *Red Flags to Watch Out For:* 1. *Buildability:* Yes, you read that right! Some lands are not suitable for building, such as agricultural land. Some lands as a result of it topography are not buildable while some will require extra cost to make it suitable for any kind of building. 2. *Size and Shape:* Verify the land's dimensions to ensure they match the seller's claims. 3. *Boundary Clarity:* Ensure boundaries are clearly marked to avoid disputes with neighbors. 4. *Title Verification:* Confirm the land's title is clear, verifiable, and free of encumbrances. 5. *Usage Restrictions:* Check for any restrictions on land use, such as environmental or zoning limitations.
