Many older home owners would like to "right size" into a smaller more manageable property, freeing up much needed larger homes for families. The past year has brought significant shocks to the housing market in Hawai‘i. In 2023, only one in five local households could afford a mortgage on the median-priced single-family home in the state. High interest rates make it difficult to finance a home purchase, difficult for developers to finance new construction, and disrupts the filtering process as homeowners are reluctant to trade up and forfeit their existing low mortgage rates. The consequences of unaffordable housing continue to show up in out-migration, homelessness, and more families being priced out of the local market. https://lnkd.in/e-kMQNkB

While continuing to get their voucher to pay for their mortgage. At fixed 4-5% 30 year rate. As info a veteran right now is at 6.5%. HCV Homeownership Program Program Overview EPC Program Overview The Housing Choice Voucher (HCV) homeownership program allows families that are assisted under the HCV program to use their voucher to buy a home and receive monthly assistance in meeting homeownership expenses. The program is limited to first-time homeowners who have received housing counseling and meet the minimum income requirements. All Public Housing Authorities that administer the HCV program have the option to establish an HCV homeownership program in their community.

In a significant development for Native American housing, the U.S. Department of Housing and Urban Development recently announced updates to the Section 184 Indian Housing Loan Guarantee Program. These updates, which increase lender participation and introduce stronger regulations, were unveiled by HUD's Principal Deputy Assistant Secretary, Richard Monocchio, during his meetings with tribal leaders across Oklahoma. This enhancement aims to provide more Native American families with the opportunity to own homes, thus supporting wealth-building in Indian Country. The revised regulations make the program more transparent and predictable, contributing to broader access to mortgage capital for Native American homebuyers. great to see the NSW Government is taking serious steps to enable more housing. One part of their proposal that caught my eye is their targets for housing supply, which work out at about 2-3% p.a. In my experience, Councils in Australia and New Zealand systematically underestimate the demand for housing, which flows through to insufficient zoned capacity, inadequate infrastructure planning, and higher costs (prices and rents). Auckland Council's recent housing demand assessment, for example, seems to underestimate growth in housing demand by about 2-3 times (~0.9% p.a versus 2-3% p.a.) because it fails to account for: 1) income growth, which can easily add up to 1% p.a. to housing demand, and 2) falling household size, which is hard to quantify but can add another 0.25% p.a. I know the NSW Government has been learning from New Zealand's experience, although perhaps there's now an opportunity for the information to flow back across the Tasman Sea to Aotearoa?!?
Housing is the biggest living pressure people are dealing with right now, with mortgage payments or rent being the largest expense for most households. The best way to ease this is by building more homes. But we need all of Sydney to work together to achieve this. So, we'll back local councils that support our goals by providing grants to build parks, footpaths, and community facilities.
