Paladin Realty’s Fred Gortner attended the Lido Consulting’s Family Office Investment Symposium in Los Angeles earlier this week. Fred shared his highlights and key takeaways from the Symposium, stating, “Some of the main themes of the conference revolved around the US housing market being a 'Tale of Two Cities'. On one hand, demographic tailwinds and constrained supply are positive aspects to consider, while the lack of housing affordability represents the downside of this notion. However, this scenario presents an opportunity for workforce housing strategies targeting renters with price constraints. Additionally, cap rates and interest rates appear to be approaching equilibrium, spurred by a wave of debt maturities that are forcing sellers’ hands. Despite this, given the robust multifamily fundamentals, it is unlikely that we will witness significant distress in supply-constrained markets as was seen in 2008-09."
