The one personal value that almost no one talks about may be the most important to your life and career. Location, location, location. As a professor of self-discovery at NYU Stern School of Business, I am literally in the business of helping people figure out what to do with their lives. And I’ll be honest, I did that for years before I learned (the hard way) that every conversation about purpose should actually start with a simple question. Where do you want to live? Then and only then can you get on with gathering all the other important data you need, such as an individual’s values, aptitudes, and interests. Because people can be flexible about a lot of things. They understand trade-offs. A lesser job for a better boss. A cooler company for lower pay. But when it comes to the location of home-sweet-home, you start hearing terms like “non-negotiable” and “must-have.” Values are always personal. They are core to our identity. But as a person who studies values formation and expression for a living, I would make the case that none is quite as fiercely defended as where we want and need to live. Just try to get me out of New York City, for instance. Not happening. This The Wall Street Journal article about small towns being desperate for workers left me shaking my head. There is no easy fix. Because location is not a variable, it's a value, and often the last (or only!) one that money can’t buy. https://lnkd.in/euCNGxjh

I agree with this -- location is closely tied to industrial networks and ecosystems. For example, if you want to work in the special effects industry, it helps to be near where the creative companies doing this kind of work are established. Same goes for music engineering and production -- there are basically still three centers of the music industry in the USA: New York, Nashville, and Los Angeles.

Particularly in Houston, a job change taking you to the other side of town could make a significant change in your commute time. If you are fortunate enough to be able to work remotely, you might be able to move further away from the city and land in a more rural location. Tenants don't want you ghosting them. "My tenants just want to be left alone." Heard that before? It's wrong, and here's why. They want to know someone is thinking of them. Asking how they are, how is their community, anything they need. "They'll just dump on me." How true! Yes, the first time, but don't you want to know the issue? If you can't fix it or it's not your issue, they still like that you asked. "I want a roof over my car", "I want someone to walk my dog", "I want a Ring doorbell", "I want more storage". Hearing any opportunities to upsell? But here's the kicker. "Hey Sally, we have a great unit coming available soon . Know anybody who might be interested?" You're talking, they're friendly, it's easy to slide this in. What do you learn from your tenants? Ever learned anything that just completely transformed your property?

How likely is it that the legislature will recognize that the policies they are pursuing are directly responsible for the housing shortage getting worse and workforce housing developers bolting these jurisdictions? Places with massive shortages of housing should be a magnet for developers looking to fill that demand. The fact that things are getting worse falls squarely at the feet of policymakers.
