🚧 Exciting Growth in Southwest Florida's Construction Industry! 🚧 In Southwest Florida, the construction industry continues to sprout jobs at an impressive rate! According to the latest monthly report from the Florida Department of Commerce, the construction sector saw the most significant job growth in April over the past year. The three metro areas of Collier, Lee, and Charlotte counties added a combined total of 2,800 jobs. 🏗️ Lee County led the charge with 2,000 new construction jobs, while Collier County contributed an additional 700 Collier County, in particular, saw a notable increase of 1,200 jobs in leisure and hospitality, partly driven by the opening of new hotels and resorts like the much-anticipated Great Wolf Lodge set to debut in September. Southwest Florida's job market shows robust growth and resilience, particularly in construction and hospitality industries. The government has moved one step closer to the implementation of the Building Safety Levy, with the recent publication of a consultation outcome and the publication of a third consultation - closing on 20 February 2024. These recent publications reveal further details including how the levy may be calculated, buildings in scope, exemptions and transitional arrangements. However, we await details of levy rates and when the levy will be implemented, details that will be key for forward planning. Eco-Panels entire mission is to create innovative building products that allow persons (almost any persons) to build strong, energy efficient and amazing homes with LESS skilled labor, because our products are better designed. Efficiency in the building industry is a really big deal - 200 year old methods like stud frame construction make it very difficult to see efficiency improvements - the US Construction industry is just about the worst for efficiency improvement over the past 60-70 years (McKinsey). WITH BETTER PRODUCTS we can drive better efficiencies. Better efficiencies can mean fewer labor shortages. And when there are fewer labor shortages, housing costs can come down. Increasingly strong building codes are actually making stud frame construction MORE complicated to achieve higher levels of performance. The market is going in the wrong direction IF we insist on using antiquated methods to achieve results that require more skill and materials to achieve. Enjoyed an interesting conversation at this mornings Cost of Construction, Rethinking Risk event from the Property Council. I found it interesting to see that modern methods of construction and offsite manufacturing solutions were listed as recommendations from the 2023 International Construction Market Survey in terms of reducing Labour reliance. As reported by Matt Billingham from Turner & Townsend. The view from banks appear to be steadfast when it comes to their inability to finance this type of construction due to the belief of the difficulty in mitigating risks. As Matt Kepplinger from Encon pointed out, it really needs a change in understanding. The ability to finance warehouses full of stock, which essentially are constructed off site and installed on site, cabinetry for example, is well understood yet constructing a building off site somehow is viewed differently. It was good to see a collaborative understanding in the importance around changing the culture of construction as a whole. Notably the Saturday working culture diminishing & the importance placed on increasing staff retention through flexibility & parental leave support were points mentioned for this. The “thinking outside of the box” suggestion of attracting ex Defence who have similar skill sets, to move into construction was a point I’ve only contemplated recently.
