As I'm talking with investors who are based all over the UK, I'm often having conversations about "why Liverpool", which gives me the opportunity to advise people of how amazing the city is (voted #7 best city in the world by #TimeOut magazine) and why from an investment perspective that there really shouldn't by any other city to consider when making your next investment into property. I am constantly coming up against people who say that they are looking in London or Birmingham or Manchester, and not really being open to hearing more about Liverpool, which baffles me. 🏛 London - unless you're a millionaire and rental yields are not important, then why invest here? Capital growth is strong, but entry levels are much higher than anywhere else in the UK and for me, it doesn't make sense. 🐂 Birmingham - would you want to invest into a city whereby the local council have declared themselves bankrupt? As much as it is an amazing city, property prices have peaked and their local economy is screwed. How long will it take to recover? I'm not sure. 🐝 Manchester - Great city and still some good options here, however, you're yields are not going to be as strong with property prices being at an all time high. 10- 15 years ago was the optimum time for investing here, but if you're set on the area I can't really say too much to persuade you otherwise really, other than you'll be purchasing at the peak of property prices with little wiggle room for huge capital appreciation. However, Liverpool ticks all the boxes for a solid, long term ROI and if you consider that we've always been 5 years behind Manchester in everything we do, the future for the property market in Liverpool is phenomenal! Top 3 reasons to consider for this are; 🏗 The extension to Liverpool's iconic waterfront is currently underway with the north docklands area being part of a multi-billion pound regeneration project being led by Peel Holdings Plc 💹 The property market in #Liverpool has been on the up for the last 5-10 years, and is currently out performing any other city when it comes to capital growth. Since 2020, Liverpool has experienced property prices soaring to somewhere in the region of 20-25%, with a further 25% of growth expected over the coming years 🚀 Rental demands in the city are sky high right now! "Annual rates for apartments across the city have skyrocketed by between 10% and 12%, surpassing the national average rental growth of 5.1%." according to an article I read on the PlaceNorthwest website Ask yourself if you could invest in any other major city before they had their booms, would you have bought as much as you could have done? 🤔 If the answer is YES, then Liverpool is without doubt the BEST place in the UK (if not the world 😉) to invest into now.
