A rising tide lifts all boats. Driving around Houston and Dallas, it doesn't take long to see that the investment in roads is driving opportunity and priming the local economies for more growth. It's a simple message but one that we seem to miss often (in states other than TX, CA, OH, IL, and MI) - capital investment is how you grow over time. As I was driving along the industrial sectors of Houston yesterday, I did a back of the envelope calculation that I must have passed businesses that support 8,000 forklifts, maintain 20,000 bay doors, and maintain hundred of acres of roofing. Forget the core business being conducted in the spaces that I passed, the secondary and tertiary impacts of growth and need are staggering. Think of the supports that need to support the core functions of those operations. Growth begets growth - it's compounding but for opportunity. I am leaving later to go back to my more constrained PNW economic vision but appreciate more that old adage - the best time to plant a tree is 20 years ago, the 2nd best time is today. I believe we need to plant more. #strategicplanning #economicdevelopment #opportunity

Queensland | We understand that the sunshine state has reached circa $5,500 to $6,500 psqm to build a multi-family apartment, on the Gold Coast (mid-spec) and are selling at circa $12,000 to $18,000 psqm (mid-spec) with contractors working predominately a 4.5 day week. What does this mean? Developers are increasingly beholden to contractors calling the shots as building material businesses and building companies alike are increasingly under pressure. There are, of course, 2-3 big fish who are able to call relative shots.
