Listening to podcasts can be such a great source of knowledge and inspiration. This morning I was slowly making my way down to the office in Yonge-St traffic listening to The Commercial Real Estate podcast (Aaron Cameron and Adam Powadiuk). The guest was Toronto real estate vet John Peets, who is not only a great guy but also one of the most knowledgeable people in the office market. As someone that hasn’t spent much time working on office assets, but has a few now, I was keen to see what I could learn from this conversation. There were two things during this interview that John said that really struck me: 1. Space as a service Office markets around the world are going through a tremendous amount of stress right now and with that stress comes change. I think the way people look at selecting their office is fundamentally different from the way it was not too long ago. Amenities like fitness centres, tenant lounges, and games rooms are now simply table stakes. Not dissimilar to what multi family has gone through in the last 7-10 years. Office landlords need to think about and decide what SERVICE level and SERVICES they will provide their customers (tenants) when formulating their asset strategies. 2. Rethinking how we classify our buildings. Historically office buildings, really all CRE, has been classified as either A, B, or C. To reflect the more hotel like approach to office assets we should adjust our ratings scale accordingly and have star values. This is actually how CoStar Canada classifies buildings already. I had a tenant at one of our office buildings recently ask for a “Four Seasons Hotels and Resorts experience” as it relates to their space and the building in general. So tenants are already approaching it this way the LL need to do so as well.
