💪🏼 #MultifamilyMonday Yesterday we sent out detailed investor updates to everyone who has invested or partnered on any of our real estate projects - we do this once a month, then we hold investor calls to discuss the property and ask questions once a quarter And month after month after month our complex in Pittsburgh PA (pictured below) has maintained 100% occupancy with minimal headaches since we purchased it Dec 2021 - We fired existing management day 1 and implemented an in-house management team - We then fired our 1st management team after 4 months of ownership after realizing they were mostly talk with no real action - Then we were able to figure out how to sucessfully turn & renovate 37 apartments during a 3 week window in our first school year which was no easy task in a small suburb 40 mins outside PITT in the college town where this asset is located - Since takeover we have increased all rents $150 per month while also billing back water another $50 per unit through our RUBS program - We strategized new marketing methods - We did a 180 with google reviews compared to previous ownership with MANY 5 star reviews to date - And during this time we increased maintenance efficiency by 90% compared to take-over - We now have a wait list for next school year 💪🏼 This property represents what a team can do when that team acts like a “team” Brandy Lee , @David Quezada , & Gillian Scott have stepped up and have been rock stars to work with since day 1 - and they have been the bread & butter of this assets success John has over saw maintence and kept this property firing on all cylinders Elsa Nguyen has been meticulous with the books And I have contributed absolutely zero and I’m okay with that 🙂 If every asset operated similarly life would be good… if all business plans were implemented similarly life would be good… if all team members contributed like they did on this asset life would be good #LetsGo #LetsGrow We know real estate… Because we do real estate… #investNOWcapital #MultifamilyMasters #multifamily #multifamilyinvesting #multifamilyrealestate #realestateinvesting #realestate #apartmentinvesting #passiveincome #investing #realestateinvestor #PrivateEquity #PassiveInvesting #BiggerPockets #selfstorage
