The long derelict Stratford Gasworks is set for a new lease of life after our St William team achieved full planning permission from the London Legacy Development Corporation. The Section 106 legal agreement has now been finalised for this 2.2-acre site, which can now be transformed into a sustainable neighbourhood with 245 private and affordable homes in the London Borough of Newham. The development will now require Gateway 2 approval from the Building Safety Regulator before St William can make a start on site. The plans will open-up the former gasworks with a network of accessible landscaped spaces, including public squares, pedestrian and cycle links and a range of play areas for children and families. The landscape design includes a mix of natural habitats and newly planted trees, which are forecast to create a biodiversity net gain of more than 223%. And the site will be carefully connected to The Greenway, a 6km pedestrian and cycle route lined with rewilded natural habitats. The S106 agreement includes a £2.4m contribution to improving local infrastructure and services, including investment in primary health services, improving access to The Greenway and upgrades to the road network – particularly around Rick Roberts Way and Stratford High Street. A further contribution will be made through the Community Infrastructure Levy of around £2.5 million.
