Well, let me break it down for you. If you’ve got a fixed-term lease rolling into one of those "we’ll see how it goes" periodic agreements, you could be in for a world of trouble if your tenant turns out to be a nightmare. Whether it’s missed rent or your property looking like a war zone, once that lease turns periodic, saying goodbye to a troublesome tenant is way tougher. So, what’s the move? Stay on top of those lease renewals! Don’t let them just quietly expire without a game plan. Clear communication is key. If things aren’t going well, don’t wait around. Serve notice long before the lease ends. End-of-fixed-term notice is your friend. But here’s the catch – you’ve got to get it sorted 90 days before the lease wraps up. Miss that deadline, and you’re out of luck. Look, property management is getting trickier, but the trick is being proactive.
