When an existing property falls out of character with the surrounding land use, it no longer represents the property’s highest and best value. Take for example, an industrial facility located downtown and in a city that’s in desperate need of affordable, multi-family housing and mixed-use development. This was the situation in December 2021 when Beyond partnered with the development team at Relevant Group on a redevelopment project in Downtown LA that would transform a one-story industrial facility into a 16-story, mixed-use building with apartment units over street-level retail. Beyond carefully selected Relevant Group, based on their long history of successfully completing development projects in Los Angeles, and provided the capital needed to acquire the property and complete all the required predevelopment activities to entitle it with approvals. By the end of 2023, Beyond’s capital had been repaid, allowing us to provide our investors with an annualized internal rate of return of 30.4% and an equity multiple of 1.7x over a 24-month holding period, which equates to an appreciation of 70%. These favorable results were possible due to the power of the “highest and best use” concept.
