Density done well…A new urban infill housing development located within a high density zoning provides 6 times the accommodation compared to the existing conditions. The existing site had two detached residential dwellings in a battle axe configuration surrounding by three to four storey residential apartment buildings of varying age. The new development proposes a small-scale 3 storey residential apartment building that predominantly complies with the prescribed 11.5m maximum building height controls with portions of the communal open space and associated roof elements exceeding the height limit - largely due to the topography of the site. The proposed development consists of 12 apartments in a mix of 1, 2 and 3 bedroom configurations providing opportunities to accommodate varying demographics, living needs and household mixes. Two apartments have been designed incorporating the Liveable Housing Guidelines silver level universal design features and a further one additional apartment may be adapted to meet these requirements in the future providing opportunities to accommodate the elderly or people of varying abilities. A communal rooftop space and central vertical circulation core encourage social interaction amongst residents. While compliance with the building setback recommendations in the Apartment Design Guide (ADG) were challenging to achieve and in some cases required architectural solutions to address privacy and overlooking concerns, the design was compliant with all other design recommendations and in some cases, far exceeded the performance recommendations in the ADG including solar access and deep soil planning. The final result is a well-crafted residential development that contributes positively to the local character of Gladesville and helps to address the dire need for more housing in Sydney. The development was approved through negotiations with the City of Ryde Council via the Land & Environment Court of NSW. For those either following my journey as a member of the newly formed Potts Point Preservation Group (PPPG) or those interested in 20th Century architecture, a great article from The Guardian today. Just a note on why preserving the eclectic neighbourhood of Potts Point and Elizabeth Bay, Sydney is important to me: density is being removed by the replacement of buildings that have studios and one bedrooms with much larger apartments of 2-3 bedrooms. The area has always attracted people of all walks of life. The new 'luxury' apartments are not. The area is becoming homogenous and unaffordable for artists and essential workers and that's why I want to protect the buildings that are architecturally and socially significant. Neither I or the PPPG are anti-development. And we are apolitical, but we want to draw awareness to the significance of the 20th Century architecture and the mixed demographics in this neighbourhood.

Bosa Properties and Kingswood Properties have just pivoted their proposal to redevelop a 1986-built, nine-storey strata residential building at 735 Bidwell Street and a 1987-built, four-storey strata residential complex at 1706-1738 Alberni Street (1700 Alberni Street), with a combined total of 75 homes. Each tower in the 2024 concept now reaches a height of 385 ft, which aligns with the prescriptions of the City’s West End Plan, with the west tower containing 41 storeys and the east tower containing 44 storeys. According to the new application, the revised design minimizes shadows on the perimeters of Devonian Harbour Park and Marina Square Park to the north and intends to align with Vancouver City Council’s July 2024-approved revisions to the view cone policies, which include major changes that make View Cone 20 less restrictive to building development. https://lnkd.in/gVXCrmHV

On June 26, New York City Housing Authority (NYCHA)'s Board approved a contract with Mega/Technico Joint Venture to renovate 1,668 apartments at Wyckoff Gardens and Gowanus Houses. This marks a significant step forward in the $216 million project funded by the 2022 Gowanus Neighborhood Plan. “These planned renovations are an investment in enhanced quality of life for over 3,700 Brooklyn residents at Wyckoff Gardens and Gowanus Houses,” said Deputy Mayor for Housing, Economic Development, and Workforce Maria Torres-Springer. #NYCHA is utilizing design-build project delivery, which improves coordination, shortens the procurement process, and ultimately saves money by awarding contracts to single entities for both design and construction work. The renovations will include kitchen and bathroom upgrades, hazardous material abatement, and heating optimization, with a focus on resident input and minimal disruption. What's Happening in #Tampa / #StPete: The redevelopment of Central City YMCA's property in Tampa Heights will begin in the first quarter of 2025!! The Tampa Metropolitan Area YMCA and Tampa-based Ellison Development on Thursday received final approval of their redevelopment plans from Tampa City Council. Council voted in favor of a rezoning request to make way for the redevelopment 5-1.
