Interesting article. I've been to housing meetings in Cincinnati and other cities proposing similar solutions - and none seem to fully calculate the impact to existing infrastructure (water, sewer, power) when you plan to significantly increase population in an existing neighborhood. There are the economics of small private construction as well. A commercial client asked what it would cost to build a 1-bedroom apartment on their residential property for the purposes of renting it out. Her goal was not developing affordable housing per se- but it serves as an example. I figured a relatively small 750 gsf unit would cost over $200K when you calculate in site utilities, fees, etc. As far as the simple math goes, a $200,000 loan at a 7% interest rate on a 30-year term will give you a $1,330 monthly P&I payment. That is already out of the 'affordable' range, and does not include additional costs the property owner will add to cover insurance, profit, etc.

Building on the Housing Affordability Task Force’s initial recommendations to boost housing supply, the Ontario Real Estate Association (OREA) is recommending the following10 Action Items for the province to take in 2024 that will have an immediate impact: 1. Reform the Ontario Land Tribunal by preventing abuse, eliminating backlog, and allowing fines for unreasonable delays 2. Implement land use changes to end exclusionary zoning 3. Modernize zoning to support commercial-to-residential conversions and greater density along transit corridors 4. Streamline new development applications by requiring preconsultations 5.
