We get asked daily to run scenarios through Neuron to identify cost or space-saving opportunities on projects that are over budget. We can always find some; from modest improvements in small projects to large opportunities in tall towers. However, when we work with a precinct, with a completely blank canvas, the potential is enormous. Simple strategies like community titles, shared infrastructure, and strategic servicing strategies baked in from the get-go can unlock tens of millions in value uplifts. Very easy to do during the masterplan phase, but extremely difficult once the projects progress into the next phase and designs start to get locked in. Given the cost challenges we face in Australia, after looking at hundreds of different built forms over the last two years, we believe this specific built form offers the most significant opportunity to do more with less. This approach can meaningfully improve a project's feasibility, reducing the cost of housing while still unlocking more money to invest in sustainability and amenities improvements. New York-based investor Tony Cheng is set to build Australia’s tallest timber tower, a 13-storey boutique office at 4-6 York Street in Sydney’s CBD. Designed by architecture firm Tzannes for Cheng’s NGI Investments, the building will feature 11 storeys of mass timber construction, with a hybrid timber-steel design for the top two floors to support large cantilevers over railway tunnels. Tzannes co-director Alec Tzannes explained, “It’s fully massed timber above the steel cantilevers required to span over the railway tunnels,” noting that the design incorporates timber for everything from floors to fire escapes. https://lnkd.in/g_h4JFS9

Brisbane development update for Kangaroo Point Verso Developments has revised its plans for the Shafston Estate increasing the project to 25 storeys proposing 48 apartments and two low-level river homes.  The site located on Castlebar Street, is a riverfront location that will reuse the historic Shafston House, built between 1851 and 1904, repurposing it as function rooms and health and wellness spaces for residents.
