The new Fast Track Approvals bill is now officially law. I'm most pleased about the number of new green-field residential developments that have been given the green light to proceed. Now, don't think that this is going to solve all of our problems with regard to building houses or housing affordability...far from it...but its a start. Providing certainty of supply of land for the next 5 to 10 years is will give the construction market confidence of supply... ...but its not enough, we need more. Many of the projects "approved" will take 2 to 3 years before we see ground works, and another couple of years beyond that before we see houses being built. What about the infrastructure to service these new developments...where is the planning to support this? This is a great step forward...but, please, lets keep going.

There's really no point building more houses if they're not affordable. We need to solve affordability first, or this is just another empty development in waiting.

Some of these developments have already been declined due to council and service providers being unable to supply services. Fast tracking will have no effect on being to supply these services, so they will only be fast tracked to nowhere.

What we need to fast track is INFRASTRUCTURE. Also the classic CCO's not working in unison. One says gung ho, let's build. One says oops no network capacity. Utility's say, we'll supply power to wherever you want....just pay us to upgrade whatever lies in the path.😊

If the release of greenfields land relies on ad hoc legislation every few years then there's no way for infrastructure providers to foresee where they will need to invest in the future... We need a process to plan which areas will be urbanised in the future. We could call it 'urban planning'.

We ordered a workman's hut / family cabin beginning of Dec, for Jan delivery for our building site. Just joinery now to be installed and then its on a truck.

Lets be real - this is pork barrel politics. The Sunfield development by Winton is in a massive flood plain and on peat soils. There is a reason this land was taken out of the future urban area. But hey lets just fast track stupid development and stupid decisions.
