What we have done is simple. As an Agricultural Real Estate Agent, an Auctioneer since 2017. We at Lapp Realty have brought in our own LAPP REALTY ONLINE PROPERTY AUCTIONS- What is a Conventional to Auction Listing? It is the best marketing and motivation to receive top dollar in true market value for our Seller’s and insuring our Buyer’s can be confident in their purchase and bidding. 1. Seller chooses how long to list conventionally 1-4 months with a price. During that time a buyer can come in take a look do thier inspection and give an offer. If offer is accepted it will sell before going to Auction 2. 30 days before auction date we no longer accept any offers another round of marketing for the auction is initiated and it goes to Auction and can be a reserved or unreserved sale 3. Once the sale is on it is “Buy as is Where is” 4. Our sales run Sunday 10 am to Wednesday noon with a 3 min bid extension 5. 10 % deposit by Friday 5 pm is due 6. Possession date is when remaining balance is due. Does it work for just farm? We can do Agricultural, Residential, Commercial, Foreclosures What if I have Assets to sell as well? I have connections with multiple auction companies and can get you lined up with your assets and as stress free as possible

The real estate market can be highly seasonal. Auctions are a great way to capitalise on peak market periods and achieve fast sales at premium prices. I’m a Licensed Real Estate Auctioneer based in Sydney with 18 years of experience in both real estate sales and auctioneering. Why Choose My Services? With nearly two decades of experience, I’ve learned that every property has its own story, requiring a tailored approach. That’s where I come in - I specialise in adapting my strategies to meet the unique needs of each listing, ensuring optimal outcomes. I intentionally limit the number of auctions I conduct each day to guarantee that each of my clients receives my undivided attention. My approach is comprehensive, often involving participation at the auction, engaging with potential buyers, and providing post-auction support as needed. This allows me to focus fully on your auction, free from the pressure of a tightly packed schedule. What Sets Me Apart? Beyond conducting auctions, I provide week-to-week mentoring leading up to the auction, ensuring you’re fully prepared to handle any challenges that may arise. This comprehensive approach is tailored to maximise your success throughout the entire auction campaign. Additionally, I offer specialised training on securing more vendor listings, drawing from my extensive experience as a real estate agent. This training is based on my eBook, "How to Get More Vendor Listings," and is designed to help agents like you stand out in a competitive market. By applying these strategies, you’ll be better equipped to attract and convert more potential sellers, ultimately boosting your real estate success. I’d love the opportunity to discuss how my experience and unique approach can add value to your listings. Please feel free to reach out to me at 0417 227 181 at your convenience to schedule a chat. I look forward to the possibility of working together in the near future.

UK and Australia: Leading the Way in Property Auctions! From the bustling auction rooms of Australia to the growing demand in the UK, property auctions have become the modern, fast-paced choice for sellers and buyers alike. With Australia’s competitive, transparent auction style setting a high standard, the UK is seeing a surge in interest—proving auctions are not only effective but also an exciting way to secure the best deal. Ready to experience the auction advantage? Here are a few key points about why the UK's auction-forward approach is so successful and relevant for sellers in other markets, too: • Competitive Bidding Drives Higher Prices Australia’s open bidding style creates competition, often leading to impressive sale prices as buyers try to outbid each other. • Quick Sales Process The auction process allows properties to be listed, marketed, and sold in a matter of weeks, making it ideal for sellers who want results quickly. • Transparency and Fairness Auctions offer complete transparency—buyers know the bids, and sellers see real market value in real time. • Perfect for High-Demand Markets The auction format works well in cities with high demand and limited supply, ensuring that buyers are serious and ready to act. • All Types of Properties Can Be Auctioned From fixer-uppers and unique homes to land plots and commercial spaces—auctions attract a wide range of buyers for every property type. Australia’s Auction Success Sets the Stage for a UK Boom: Get Ready for a Surge in Demand!

ARE ONLINE AUCTIONS BETTER THAN LIVE AUCTIONS? https://buff.ly/3FFRwI1 Both online and live property auctions offer exciting opportunities for buyer and sellers. While an online auction is more flexible and accessible, a live auction is usually swifter and may offer a greater chance to save money. If you’re looking for a property that is in an immediately “liveable” condition, you may prefer to attend online. If you want a project or an investment, a live auction may serve you better. Mortgage buyers may prefer bidding online, while in-person auctions are better suited to cash buyers. However, there no hard and fast rules and - in both cases - you’ll need to arrange your finances firmly beforehand, attend a viewing, get a survey and instruct an experienced auction conveyancer. They should look closely at the property’s “legal pack” to make sure everything is correct and nothing is omitted. For further information about buying and selling property auction, get in touch with the team at Property Solvers. We will be happy to assist you. 607 N 9th Avenue, Lebanon, PA, 17046 3 bed | 2 bath 1675 Sq. Ft. Active | 150000 https://bit.ly/3UP6Fzw AUCTION: 3 bedroom 1.5 bath ranch home on a quiet street with a 1 car garage. Beautiful hardwood floors ready to be uncovered throughout the home. Eat in kitchen. Ample sized bedrooms. Lower level recreation room with a half bath for gatherings, crafting , games- let your creativity shine in this space! This property is scheduled to be sold at auction on December 5th at 6pm. The current list price is the recommended starting bid not the final sale price. The seller is considering pre-auction offers. If the seller accepts a pre-auction offer, the auction will be canceled. Please note that all written offers will be presented to the seller. The MLS listing price is often the suggested opening bid for the auction and may not reflect the reserve price. We expect the property to sell for a higher amount than the MLS list price. Offers that more closely match the terms of the auction, such as those with no financing or inspection contingencies, have a higher likelihood of being accepted by the seller. An inspection report is available for this property. Please review the auction documents attached to this listing. Typically, the buyer is responsible for all transfer taxes when a property is sold at auction. The auction terms include a 10% buyer s premium added to the high bid. There is no obligation to add the buyer's premium to a pre-auction offer. The price of a pre-auction offer, if accepted, will be the total purchase price. There will be no additional buyer s premium added to pre-auction offers. Naturally, the seller will consider the total financial value of accepting an offer prior to the auction. Raising Auction Awareness… Most people think that property auctions are only for distressed properties or homes in desperate need of repair. Whilst they always fair well at auction, I can categorically say that's a total myth! Auctions are a great solution for all types of properties. If there’s one thing we all value, it’s time. Traditional selling methods can be so unpredictable and drag on for months…and half the time it ends in disappointment. The process drags on and it’s extremely stressful, right up to the point of completion. I know from past experiences - when you think it's done, the rug is swept out from under your feet! With auctions, you cut out all that anxious waiting. There's a clear timeline, and you know exactly when your property will be sold. It's fast, efficient, and you get to move on with your life without the stress. Auctions offer incredible security and reassurance. Once the hammer falls, the sale is final. There’s no pulling out. Buyers come prepared, finances in order, ready to make a purchase. It’s a win-win with no last minute surprises! So, if you’re thinking about selling your property or know someone who is, consider the auction route. It’s not just for fixer-uppers anymore – it’s a smart, secure, and speedy way to sell any property. I work for a great company called Connect UK Auctions. The only company I’ve worked for that will give you their upfront and honest opinion. If for whatever reason your property isn’t right for auction, they will tell you. Feel free to reach out for a chat about your property. Advice is free, and so is a valuation, so you have nothing to lose! The most important thing we don’t want to lose, or waste, is time. #property #auctions #ukproperty #propertymarket #buying #selling #realestate #investors Robert Jenkins(FNAEA) BSc (Hons) Zad Siadatan Sam Spreadbury
