Usually the market rents are a lot higher and all you're needing to do is some small cosmetic things just to raise the rents and with forced. Appreciation that actually helps you save on taxes. With a combination of the value add opportunities, you're able to make so much money in the profits. Now the beauty of this is you can also refinance it, which means you get to pull the money out tax free and then go do it again and again and again.
