Many older (meaning 80s and earlier, not 00s) strata buildings don’t meet modern standards for compliance in a number of areas - fire, essential safety, OH&S (think railings, balustrades, stairwells etc.). Piping quality/life expectancy is another. They meet the standards at the time, but those standards have since improved and gone upwards. Sometimes these are salvageable, sometimes they’re not. Simply being built out of brick and lacking a balcony water ingress problem isn’t enough to consider them safely, affordable liveable. We need to have a realistic mindset surrounding affordability. 2015 prices aren’t 2024 prices. The value of money is dynamic and changes with time. 3 things that will work better than anything else; 1. Slowing down the rate of population increase through migration until supply catches up. 2. Increasing supply. 3. Improving wage growth. We can’t artificially set ‘affordability’. That’s not how markets and the economy work. Government doesn’t exist to give everyone the house they want, at the price they want, in the place they want. Small increases in supply will add up and improve pricing of housing. Supply increases if an old 6-10 lot block is replaced by 15-35. It doesn’t have to become 80-200 lots.

Putting heritage aside, there are good #environmental, social and legal reasons for retaining medium density apartment buildings. It's extraordinarily wasteful to redevelop solid older apartment buildings instead of doing repairs. They're legally manageable, and without expensive infrastructure and service contracts, they're affordable. Would a brand new apartment in Woollahra with developer bells and whistles be affordable? West Croydon has so much to offer. To be able to propose a development that respects the social fabric of an area, the first thing we needed to do was listen to people who live and work there. When the designs for Zodiac were being developed, we worked with outreach experts Kaizen Partnership, who are made up of a deliberately diverse group of consultants from different backgrounds, to speak to over 800 residents, business owners and community leaders. More than two-thirds of the people we consulted have had a connection to the area for over five years and they had strong opinions about what we should do with one of the pieces of their high street. Common themes included safety and cleanliness, along with things for young people to do, and opportunities for local businesses. We’ve put a lot of thought into the ‘front yard’ of the development – into how it should be designed to be welcoming, active and easily-managed – and into designing the ground floor for the type of amenity the area needs. The new forecourt design is therefore remarkably open and will be a welcome reprovided part of the high street in which to take a breather, meet friends or stop for a coffee in its community-owned garden and public pavilion. Listening hard means what you design is less of a risk: local people know best. As one respondent said: "Familiar area, familiar faces. This is home for us." #Croydon #publicconsultation

Swanscombe - New Development It's interesting to see The Wheatshea Pub will be turned into flats. It's the second pub on same street turning into flats. It is 1min to Swanscombe Train station, right on the High Street. There are already over 15,000 homes in development for Ebbfleet Garden City carved out of Swanscombe and it's environs. Some will like the idea while some will be annoyed by this new development. I think given the level of residential development and population increase in the area, there should be careful planning on commercial spaces, as there will be a lot more demand for local services/business. “Burnaby is taking a very broad, flexible approach to allow many different configurations. For example, where 6 dwelling units are permitted, one could build these units within any combination from one to six separate buildings on a lot, given setbacks, height, lot coverage and minimum building separations can be met (e.g. one 6-unit multiplex, three sets of duplexes, six detached dwellings in a cottage court/cluster configuration).
