Founder of Emi's Elevators 501c3 Status: 170(b)(1)(A)(vi). Founder of Nokes Mountain Elevator Benefit Company.
In response to this article on elevator construction, regulation, labor, and immigration, I believe a viable solution lies in a business model that leverages the strengths of a 170(b)(1)(A)(vi) designated 501c3 organization in conjunction with a benefit elevator company. Our nonprofit Emi's Elevator, which is the majority owner of Nokes Mountain Elevator Company, aims to address these issues by creating Small, Women-owned, and Minority-owned (SWAM) businesses and job opportunities through targeted apprenticeship programs. Our mission focuses specifically on public, low-income, and subsidized housing sectors, where there is a significant need for the maintenance, servicing, modernization, and new installation of elevator infrastructure. By prioritizing the creation of skilled jobs and fostering entrepreneurship within these underserved housing communities, we can alleviate labor shortages and contribute to economic development. Our approach ensures that workers receive the necessary training and support, promoting a sustainable workforce equipped to meet the demands of the elevator industry. In addition to our focus on housing, we also address elevator infrastructure needs in public facilities, including military bases, rehabilitation centers, hospitals, and other essential public institutions. Ensuring reliable and efficient elevator systems in these facilities not only improves operational efficiency and safety but also supports the well-being of the communities they serve. Moreover, by focusing on the maintenance and modernization of elevator infrastructure in public and subsidized housing, we can contribute to lowering housing costs. Efficient and reliable elevator systems reduce the overall maintenance costs for housing authorities, which can translate into lower rents and fees for residents. Additionally, by creating job opportunities and fostering economic growth within these communities, we help residents achieve financial stability, further reducing the economic pressures associated with housing costs. Through this integrated business model, we not only enhance the quality and safety of elevator systems in both housing and public facilities but also drive social impact by empowering marginalized groups, fostering community resilience, and contributing to more affordable housing and better public services.

Key Highlights include: 🚧 Infrastructure Improvements: 755 miles of roads maintained, major street rehab projects, and upgrades to public lift stations. 🏊♂️ Moana Springs Community Aquatics and Fitness Center: A new hub for health and recreation featuring a 50-meter competition pool. 🏘 Housing Assistance: A total of $3.2 million in rental aid was provided to 1,246 households, with 1,326 affordable housing units supported. 👮♂️ 👨🚒 Public Safety: The Reno Police Department launched the Directed Engagement, Enforcement, and Deployment Strategy program, also known as DEEDS, which is a data-driven initiative aimed at reducing crime and improving safety. Veteran Housing Corp demands permanent affordability for all projects receiving government funding, subsidies, tax credits, or other incentives! Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following: 1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive? 2. What is the affordability period for each project? 3. What guarantees exist that tenants will not be displaced after the "affordability period expires? During the recent City Council meeting, (9) nine public hearings for the first reading of ordinances proposing amendments to various elements of the City of Oldsmar Comprehensive Plan. These elements encompass critical aspects such as Future Land Use, Transportation, Infrastructure, Natural Resources Conservation, Coastal Management, Housing, Recreation, Intergovernmental Coordination, and Capital Improvements. But what exactly is a Comprehensive Plan, and why is it important? A Comprehensive Plan serves as a roadmap guiding the future growth and development of our city. An interesting graphic and great insight on parking minimums. An added bonus insight for me is considering the approximate number of homes that’s needed to be built in order to slow the rise of rent relative to inflation. I know it’s not always apples to apples comparison between other cities and Calgary but even an order of magnitude discussion of 40 to 50 homes per 1000 people would mean Calgary should have built 60-75k new homes in the last 5 years beyond population growth baseline?

Minneapolis is a great case study. Worth remembering that eliminating parking cuts costs…and substantially urban housing. One way to subsidize downtown housing is to free up parking spaces no longer needed for nearby office buildings to support new housing—a strategy we put to work in our El Paso Downtown Uptown plan
