The zoning certificate shows what use the property is zoned for. The certificate will also show up to what height can be built on the property, how much of the ground can be built on, the types of buildings allowed, the density and maximum size of the building that is allowed.   This certificate will confirm the rights and development potential for the property. This means that you will know if you can build a double story block of townhouses, or a four story apartment block. You will know if you can legally build extra units and still have enough parking and without building over the property boundaries or covering too much of the ground area.   Zoning on a property can often be altered to meet with your proposed development with the assistance of a Town Planner, however, this is provided that it still fits within the land use and development schemes of the municipality.
