My constant challenge to the team is to find interesting ways of engaging with communities and how we can build social value and community benefit right at the start of schemes to set the tone for a development and ensure a long term meaningful legacy. For me often it is the small details. Our engagements always use local supply chains of creative businesses or providers to help deliver events and create positive local advocates and scheme champions. We also engage on issues that cannot be tackled in typical exhibition focused engagement and provide a platform for communities to genuinely participate in projects. We are leading a raft of exciting initiatives such as our Community Investment Panel as part of the General Projects scheme for Singer Street in Hackney and Our Women's Safety Panel as part of the engagement strategy for Park Royal and our various Ground Floor Place Forums where we can creatively engage on what happens and deliver realistic place strategies. This planning and engagement provides great insight and opportunities and often helps our commercial teams to find future tenants (a hidden and regular benefit!). This approach is harder to deliver and more time consuming but really delivers excellent results when our clients are invested in the process, open minded and want to engage properly with communities. We are now starting a series of new commissions where developers and landowners want a genuine reset and a change of focus towards "on the ground" creative engagement and if you feel your project could benefit from a chat with us do get in touch with Harrison S. or myself. Jersey City Approves 84-Unit Development with Retail on West Side Avenue By Chris Fry One of the main thoroughfares along Jersey City’s West Side could look a bit different over the coming years as a slew of properties have been combined to make way for a larger development. During their June 11 meeting, Jersey City’s Planning Board approved an application to revamp 791-805 West Side Avenue. The stretch currently hosts several small buildings that are home to businesses like West Side Grocery & Halal Meat, Kidz Academy, a barber shop, and a hair salon. The properties are owned by Blackman Family Limited Partnership, SMS Investments II, and 801 West Side LLC. A Brooklyn-based entity called West Side Ave Holdings LLC is the applicant hoping to develop the lots, which include some surface parking lots and lack cohesiveness. “The overall goal of the development is to transform an outdated group of buildings and surface parking into a cohesive streetscape with a variety of residential and commercial units,” the application wrote. Designed by Weckenmann Architecture, the approved plan for the properties will rise five stories and just under 55 feet. The new building will have an L-shape that allows for both an outdoor terrace for future residents plus a roof deck. #jerseycity #westside #realestatedevelopment

Marin Architects and Zoning Lab is thrilled to be part of the redevelopment project of Fine Fare Supermarkets at 2801 Boston Road with a modern and visually appealing design. The new building will feature a striking canopy and a grand entrance, creating an inviting focal point for the community. We are excited to commence work on this Fine Fare supermarket as we are sure it will become a central hub for the local community, providing an inviting space for residents to shop for their everyday needs. Collaborating with Marin Architects' zoning experts, The Zoning Lab, not only were we able to design a supermarket that will bring a new beautiful addition to the community but leverage our expertise in zoning to push the boundaries of innovative design. However, the project's success did not come without challenges. Due to the size of the site, meeting zoning requirements for 78 parking spots was a hurdle. To address this, Marin Architects and The Zoning Lab developed an innovative solution: an attended parking lot system with stackers. This creative approach uses automated stackers to maximize parking space, allowing cars to be efficiently and safely stacked in the cellar level. Canas Solutions, our in-house expediting firm, played a key role in navigating the complex permitting process, obtaining approvals from multiple agencies, including the Department of Buildings' new sector, OTCR, and the Borough Commissioner's Office for the attendant parking lot. By locating the parking lot in the cellar and using the stacker system, Fine Fare Supermarket can offer efficient parking while meeting zoning requirements. Terra, a South Florida developer, has secured a $291 million permanent financing package for the first phase of the Centro City mixed-use development near Miami International Airport. This phase includes 350,000 square feet of retail space and three eight-story buildings with 470 market-rate apartments. The second phase, expected to start this year, will feature 518 apartments and include a Class A office building, a Mater Academy K-8 Charter School and 1,200 residential units in total. A 314-acre mixed-use project, now named THE ROW, will add homes, retail space, hotels, and about 100 acres of green space to Southeast Austin. Developed by Austin- and Dallas-based Presidium, The Row is located east of Austin-Bergstrom International Airport (AUS) in a rapidly growing section of the metro. Construction is already underway on The Row’s first project: a 307-unit apartment complex called Del Via.
