Canberra home rents have steadied over the past year, vacancy rates for both houses and units continue to tighten and, at record lows, will continue to place upward pressure on rents, providing ongoing positive returns for investors - particularly for units with gross yields currently remaining relatively strong at well above 5%. Higher wages and a near full employment economy will continue to support the Canberra housing market and assist in offsetting higher interest rates, which have been on hold since November 2024. Rising housing demand is also being driven by a record surge in local international migration following the end of covid lockdowns, with the continual recent and longer-term fall in new home building creating a clear mismatch between supply and demand. Canberra home prices are now at the pivot point, with changes started to show in the statistics, with projections of property values to rise over 2024.

These are the important factors from their perspective: Take comfort in knowing that many other barber and styling professionals also face this question and have a lot to say, so it is a good idea to connect to industry information regularly. 1: Success depends on the individual. 2: The most successful chair renters have at least some business background. 3: It can take between three to five years to build up a dependable base of clientele. 3: Booth rental can be riskier, but also pay off. 4: A lot depends on the barber shop you’re working at when choosing booth rental or commission. 5: If you choose chair rental, make sure you understand the rental contract. 6: New barbers are recommended to work a few years on commission.

Burgess Rawson three-day Auction Event attracted 181 registered bidders $87 million in sales Burgess Rawson’s Portfolio Auction 168 was a phenomenal success amassing more than $87 million over the three-day event and a stellar 91 per cent success rate and a blended yield of 5.52 per cent says Burgess Rawson CEO Ingrid Filmer. Burgess Rawson CEO, Ingrid Filmer said McDonald’s investments offered bond-like surety and it was likely the purchasers were cash buyers – a feature of many retail property sales negotiated below the cash rate by the commercial real estate firm. Burgess Rawson National Partner, Yosh Mendis said the outstanding results highlight the insatiable demand for fast food, convenience retail and early education assets. Fast food and early education were highly contested at all three events. The KFC in Ayr received 66 bids before selling for $3.105 million and achieving a tight yield of 4.75 per cent. The Chatterbox Early Learning Centre at 23 Tillot Street, Dutton Park sold for $5.38 million reflecting a firm yield of 4.84 per cent. Burgess Rawson Partner Andrew Havig said it was the sharpest yield achieved for a Queensland childcare centre above $5 million, in the last 12 months. In Caboolture, a property leased to EG Group and Oporto sold for $7.985 million while the Goodstart Early Learning Centre in Mount Hutton transacted on a yield of 4.67 per cent.
