To address the growing #housing crisis in Arkansas and the U.S., students and faculty in the Fay Jones School of Architecture and Design at the University of Arkansas are exploring innovative solutions. 🏘 🐗 John Folan, a professor and head of the architecture department, is working with students on a new project focused on creating affordable homes for workers earning $16 to $18 an hour. The prototype, named Workforce 16, is on the lawn of Vol Walker Hall on the UA campus. It showcases core design features developed over four semesters of research. It incorporates a nucleus of 500 square feet with expandable bays, allowing for a 700-square-foot expansion in an orderly manner as income or family size grows. The home utilizes wave layered timber (WLT), a new form of mass timber, accelerating construction time and facilitating future reuse. The #prototype will be on the lawn for a year, where it will be utilized for job skill training workshops and first-time homebuyer engagement. Plans are in motion to build three permanent #homes in the City of Fayetteville, Arkansas by the fall of 2024. I'm extremely proud of my Alma Mater for taking steps such as this to address a real, and growing, problem across the nation. However, the Civic Center itself, with its mix of city, county, state, and federal properties, presents a unique challenge due to complex ownership arrangements. "Formerly the Deaner Dental Institute, it opened in 1923. The Architect is Arthur Frederick Adams and Collins Brothers Construction Company served as Contractor. In 1927, it became the national headquarters of the Brotherhood of Railway Carmen. They worked for shorter working hours, higher pay and a retirement system. During this time, it was called the Carmen Building. The Carmen moved in 1949 and the building became a diagnostic research clinic initially funded by William Volker, who hoped it would become the Mayo Clinic of Kansas City. During this period it was called the Research Clinic or Midwest Clinic. It later became the home of Burns & McDonnell. The Salvation Army moved out in approximately 2021. This historic resource tells a unique and important story, defines the development history of the community, and provides tangible reminders of the past that create a unique sense of place. Kansas City ordinances do not currently allow pre-demolition review for most historic structures. Snap demolitions proceed with little more than an application filed with the City and a quick counter-review. With the recent threats to historic resources at 31st and Main and 4516 Warwick Blvd., several members of the City Council have verbalized support of a “Demolition Review Ordinance.” Under the City’s current demolition ordinance, securing a demolition is little more than a ministerial application including no review of a structure’s historic or architectural significance unless listed in the KC Register of Historic Places." Is Retrofit The New Architectural Era for Our Generation? Over the past couple months I've become more aware of the incredible benefits retrofitting brings to not only the profession but to the lives that will be impacted by bringing new life to forgotten or unused buildings. The UK is currently facing a housing crisis with figures from Shelter England stating that "at least 309,000 people homeless in England today" (Shelter England, 2023) and that "homelessness rises by 14% in a year as housing emergency escalates" (Shelter England, 2023). These are figures that as an industry we cannot ignore and must work towards tackling together. The strong push I see in practices today on working to tackle this national and international threat brings me hope that we can use architecture as a tool to provide logical solutions to these matters. I think it is also important to state that universities should also use these live-scenarios as opportunities to expand the student's development as young designers who will be entering the profession within a couple of years. Whether we like to think of it or not, we are all working towards this together and bring a diverse, multi-faceted and innovative approach. Per Tuesday's news, a blockbuster proposal for United Center-adjacent land represents a giant step toward "restoring the traditional neighborhood development pattern," in the words of Chicago planning commissioner Ciere Boatright. Fifty-five acres of surface parking lots that have long severed the Near West Side would be redeveloped with a mix of up to 5,000 housing units (20% affordable), a 6,000-seat music venue designed by Los Angeles architecture firm RIOS, and a hotel with 2.5 acres of elevated park space. Field Operations and Chicago-based site design group, ltd. and are other key members of the project design team, placing deserving emphasis on landscape and the pedestrian experience. United Center CEO Terry Savarise describes the approach as more neighborhood infill than entertainment district. It's a model one could imagine deploying for the Guaranteed Rate Field environs in Bridgeport. We agree with the Sun-Times Editorial Board that the project must be done carefully and with community participation and that it's encouraging that no public moneys are being sought initially. If tax dollars do come into the picture, we hope the primary use is for construction of a new CTA Pink Line station.
