Brookfield Asset Management Ltd. said it plans to ramp up real estate investments in Japan after buying a stake in a landmark Tokyo hotel and a large plot of land for logistics development in deals worth a combined $1.6 billion, reported Bloomberg. According to JLL the volume of investment in Japanese real estate jumped 40% in the first 9 months of 2024 from a year earlier, & was estimated to reach $32 bn for the year. And it expects further activity by domestic & international investors this year. In Japan the return of inflation after 3 decades & a tourism boost boom have also made certain assets like hotels & apartments more attractive. According to Statista, in Q2 of 2024, FDI inflows to Japan amounted to approximately $2.38 bn. #MapletreeIndustrialTrust (“MIT”) achieved a higher average Overall Portfolio occupancy rate of 91.9% and a positive weighted average rental revision rate of 9.2% for renewal leases in the Singapore Portfolio. Gross revenue and net property income for 1QFY24/25 rose by 2.7% and 1.3% year-on-year to S$175.3 million and S$132.5 million respectively. This was mainly attributed to the revenue contributions from the Osaka Data Centre acquired on 28 September 2023 and new leases and renewals across various property clusters. Distribution to Unitholders increased by 3.7% year-on-year to S$97.3 million, mainly driven by higher net property income and distribution declared by the joint venture, Mapletree Rosewood Data Centre Trust. EdgeProp Singapore: According to a Savills report, $10.5 billion industrial deals in total was recorded across the Asia Pacific region in the second quarter. This is a 34% QoQ drop in transaction value as compared to the first quarter. Australia and South Korea were the best-performing major regional markets, while Singapore was “broadly stable”. “There is interest in Singapore’s industrial properties, especially logistics space,” says Alan Cheong (GradStat) Cheong, Executive Director, Research & Consultancy at Savills Singapore. He adds that real estate investors in Singapore “face a flurry of questions and delays in turnaround time when answering to the questions posed by the authorities.
