Why are you doing it that way, Duke? You could just develop the real estate and move on to the next project. Why fund and operate all these small businesses? Well, sure, we could. But we want to do the best thing for the communities which means bringing the right business to the area right now instead of leaving it to fate. We want folks to see what we see in these neighborhoods - investment, inspiration and hope instead of blight and uncertainty. By involving partners within the community to help us identify potential business concepts, and create jobs, we’re shortening the time a storefront sits vacant and ultimately expediting the neighborhood transformation. So, when we talk about Dodson Companies, we’re talking about our family of companies. These companies may seem very different, but what they have in common is partners/leaders that share our core values, an emphasis on process, and a maniacal focus on the customer experience. There are quite a few of them now...more on those to come.

The bell curve of excitement when a new thing starts is almost the same with every thing that starts. I may have to explain myself. I launched my new book, Main Street Mavericks, in March. I took the low months between holidays to compile all the writings, notes, and posts I had been producing from as early as 2018, about books, conferences, interviews and personal reflections about marrying the worlds of Main Street and Experience Design. I thought a lot about the role of Main Street managers as entrepreneurs themselves, and partners of local businesses. I thought a lot about what those partnerships look like and how district managers can plan, design, and rely on the best local players to build their marketing strategy, and how to find the best local players. It came out as a counterintuitive, complete strategy for setting up the table for the creation of spectacular downtown experiences with outstanding hospitality. Entertaining, nurturing and rewarding downtown experiences built on the strengths of both district managers and business owners. I have had the kindest reviews and the heartfelt support of friends and colleagues, which I'm grateful for. I promoted it during the first few weeks, and it's been selling without much promotion except from very kind plugs by industry greats, that have inspired me to keep working in the mission to design downtown experiences. Still, promotion fell through the cracks and I have been silent for a while re: Main Street Mavericks. Thus the bell curve of excitement reference. Today I was looking through old files and I stumbled upon the press kit that I made and never sent, so I'm just gonna leave it here. 💡 FACT: There’s no substitute for relentlessly driving forward and grinding through adversity. Here’s my story: 🇺🇸 It all started in New York. I was born and raised in a working class family in the Bronx. My dad was a union painter, and moved our family an hour north of the city when I was 7 years old. My parents taught me three important life lessons: ⚡The ability to choose right from wrong (and the courage to do so) ⚡Insane work ethic ⚡Faith (which is the most powerful force in my life) I have no brand name schools in my background, but attended solid schools in the NY State University (SUNY) system. I was also blessed with lifelong friends who challenged me to be a better and more virtuous person. 💥 I jumped at early leadership opportunities – running for public office 5 times before I turned 30. I lost my first race, but went on to win three terms from City Councilman up to a two year term as Mayor before losing a race for a much higher office. ✨ That loss hurt, but it opened doors I couldn’t imagine. I was 30 years old and had already made my first real estate investment many years prior. The opportunity came to partner with two of my best friends to build out a vertically integrated multifamily real estate investment and operations shop. 💥 I took the plunge and fully committed myself to the mission. We’d see the highest of highs and the lowest of lows, but we would ultimately go on to acquire over $2 billion in assets (and counting). 🚀 Through it all, I learned that friendship is way more important than business. In a recent podcast appearance on Future Hindsight, I was asked to define the public square in light of my campaign calling community leaders and active citizens to reclaim the public square and embrace our capacity as builders and doers. Here's what I said. The public square is where we create our shared lives together. The public square is where we talk to one another, where we argue and debate with one another, where we try to sort things out together. And where, frankly, we're going to disagree on a lot of stuff. But it is where we try to figure out what we can agree on so that we can get moving and create a better life for people. For me, the public square is a noisy place, a messy place, a place filled with innovation and creativity, uncertainty and ambiguity. The public square needs us. Each of us. All of us. Ten years ago today Charlotte Street Partners opened its doors 🎂 🎉 Seven months before, I had to decide whether to go to law school as planned or join the start-up journey with the brilliant Malcolm Robertson and Andrew Wilson FRSE. In the words of Robert Frost, I took the one less travelled, and it has made all the difference. My key lessons from the amazing rollercoaster: 1. Purpose, vision and values weren’t yet codified in our fledgling outfit but they could be articulated and that helped drive our work and plans when everything was a blank canvas 2. Always work for people you respect and trust - having no computer or office furniture was a strange foundation for a first job but the founding people were exceptional and that’s what mattered Sharon Higgins Chris Deerin 💪🏻 3. Have the courage to be different - from your approach to hiring people, creating your culture, and how you work for clients - especially when there are no pre-existing habits and no one is well versed in the “traditional” way to do things 4. Austin Lally taught me that adaptability and leadership are key differentiators in your working life and they became essential to CSP forging a new player in the market and testing what worked and what didn’t 5. Experience counts - Sir Angus Grossart as our chairman brought many years of know-how and cache but having him keep us in his attic with no heating for the first year was a primal but important lesson in how to run a business💰 6. Trust in talent - with no middle management I was fortunate to “be in the room” from the get go - as we grew it helped to define the culture and expectations at all levels: enabling people to be brave and stretch themselves 🚀 7. Finally, having an X-Box in your office may seem like a cool and creative start-up thing to do ~ it is NOT conducive to productivity 🫠 Bravo to the CSP team on reaching its first decade, thank you for all of the great memories - and keep going!! ♥️🏴🔥
