As this relates to investment real estate in my market, I couldn't agree more. The cap rate gap has closed. Rents have gone up over the past 3 years, this has allowed sellers to make a profit, while accepting a higher cap rate. With interest rates coming down, and another rate drop expected tomorrow, buyer's expected cap rate has come down. All of the above leads to the cap rate gap closing, which leads to more transactions. #investment #aylethbridge #avisonyoung
