They were looking for a competitive offer, and although our quote wasn’t as strong, we didn’t let the deal go. We stayed persistent. Through multiple discussions, we built rapport with the sponsor, diving deep to understand their needs and exploring more tailored solutions. This approach helped establish a strong, comfortable relationship with them. Once that relationship was in place, the sponsor felt confident working with us, despite our quote not being as compelling. still early, but the ‘distress’ that’s crossing in the market is coming largely from institutional owners that are less sensitive to selling underperforming assets quickly as part of overall portfolio rebalancing or strategic reasons. seeing almost no distress come to market from sponsors that capitalize assets one-off. these sponsors are going to continue to fight and dig to save assets on behalf of investors & push hard to work with lenders to get to the other side. very different incentives and motivations depending on capital structure of ownership. if we see deal by deal sponsors start to give up on assets to any significant degree would likely be a sign of a wave of distress coming, however haven’t seen even the tip of the iceberg here yet & not sure we will. #realestate #distress
