“Why would I use a broker when I can lease it myself?” Here’s why… If a 20,000 sf warehouse leases for $14.00/sf, the monthly income is $23,000. Without a broker, an owner risks not only underpricing the asset, but also many months of vacancy due to lack of marketing strategies, tenant relationships, other broker relationships, and more… If a broker were involved, a 6% fee on a 3 year term would be $50,400, which is equal to less than 2 months of vacancy. So, in most cases, hiring a broker not only saves time and effort, but even money.
