ICSC New York Recap: Four Dynamics You Need to Know Last week, ICSC New York wrapped up, and let me tell you—this one felt different. The energy was much improved, and if you weren’t there, here’s what stood out: 1️⃣ Unrelenting Buyer Demand for Multi-Retail The appetite for retail deals is shocking. Grocery-anchored retail remains a stronghold, but here’s the twist—junior boxes are heating up. More than 50% of the groups we met with were aggressively hunting for the right product and pushing pricing for top-tier deals. The message? If you’re holding well-located multi-tenant retail, buyers are circling. 2️⃣ A Marked Sentiment Shift Since ICSC Vegas Let’s be honest—Vegas back in May was a low point. Uncertainty, high rates, borderline depressed sentiment. Fast forward to New York, and the shift was clear. We’re not back to 2019 confidence levels yet, but the direction is unmistakably positive as we look toward 2025. 3️⃣ New Fund Formation is Everywhere We heard it again and again: new capital vehicles are coming online in 2025. DSTs, ABS, new funds—groups are raising and deploying capital at scale. If fundraising is any indicator, 2025 is shaping up to be a big year. 4️⃣ Small-Shop Leasing Continues to Surge This isn’t new, but it’s worth repeating: the 1,500–4,000 SF range is on fire. User demand is robust, and with vacancy rates at historic lows across the country, this trend shows no signs of slowing. The takeaway? ICSC New York showed a market with momentum and improving confidence. Not quite boom times—but far from a standstill. What did you take away from the conference?
