Investors continue to seek student housing opportunities, and it comes as no surprise that most are set on looking for student housing communities at Power 5 universities. Per Globe St’s article below, student housing properties at Power 5 universities are driving demand due to their impressive YoY enrollment growth which ultimately helps drive rent growth and improves other fundamentals. That said, do not be too quick to count out opportunities at secondary markets and smaller universities just because they are not Power 5. Universities such as James Madison, Illinois State, Appalachian State, Texas State, Central Michigan, and many others, are seeing similar rent growth and prelease rates as the larger universities. For assets in these markets, if there is a compelling story for the university and the property itself, investors could potentially see higher ROI’s than comparable properties in the Power 5 . Because of this, The DTM Group believes the secondary markets will continue to gain popularity with investors and we should start to see some overflow of buyers chasing higher yields they can’t find elsewhere. #DTMGroup #studenthousing #commercialrealestate #CRE #investments #wisdomwednesday

Fascinating couple of weeks connecting with several off-campus private student housing operators around pre-leasing. Firstly, don't hit the panic button yet. By now everyone has heard of the FAFSA delay, and I know the data will start to look more encouraging now. I was intrigued by the degree of anxiety I'm hearing, with questions being all over the map. Speaking only to the southwest market, I don't believe (yet) that rates are to the point where it's a threat to leasing and occupancy. We might be coming off a hangover from last year and need to reset barometers for what is normal and not assume annual record breaking is the norm. That I strongly believe. Next, speaking as a long-time student housing professional, I also think responsible rate growth is going to become a bigger talking point very soon. 5 and 6%+'s annually is not sustainable and undermines the very reason for the existence of the student housing rental market. Off-campus operators should come with an "Access Strategy" that communicates efforts to keep things in the 3% YoY range to ensure longevity. And finally, more introspectively, look at how much of a downstream impact the FAFSA delay has had on all things touched by Higher Ed. You'd have to wonder how much of the US Economy would be impacted if the FAFSA had more than just a delay. Not a domain expert here on these macro-economics, but a fascinating thought topic.
